The Zones Augustine Heights: Commercial, industrial precinct with gym, medical centre, shops, warehouses approved on Technology Drive

Springfield City Group has had plans for an integrated commercial and industrial precinct, which includes room for a gym and medical centre, green lit by the Ipswich council.

The land in Augustine Heights has already been cleared and earthworks have been completed with the development application lodged in May by the developers of Greater Springfield.

Four buildings which make up the precinct will be built on a 4596 m2 site at 24 Technology Drive.

It will be made up of 22 tenancies including a cafe, four retail/showroom spaces, eight office/commercial spaces, an indoor gym, 10 office/warehouse spaces and five warehouses.

The gym will operate 24 hours a day seven days a week.

The development will be known as The Zones and public notification was not required during the approval process.

“(The site) is bound by Gateway Drive to the north, Technology Drive to the west, Success Circuit to the east and an existing child care centre to the south,” a council memorandum noted.

“The development is generally two storeys.

Buildings will incorporate large glazed windows and includes doors that will provide opportunity for activation of the street frontages, including provision for pedestrian access from individual units.

“A cafe is proposed to be in unit one which will include outdoor dining and will contribute to activation of the streetscape.

“The application proposes to provide a total of 55 car parking spaces.”

Conditions have been imposed to manage the storage of “hazardous substances” and potential noise impacts from the 24/7 gym.

An infrastructure charges notices has been handed down by the council for road works for $331,000.

“The proposed development will provide a welcomed mix of uses to support the Springfield Town Centre,” the council document noted.

“The development will provide employment during construction of the development and ongoing employment and business opportunities for the local community.”
