Redbank Plains site poised for major townhouse development, public park

A huge site in a growing Ipswich suburb has been eyed off for development of more than 160 townhouses and a public park.

Developer Rex Wei Ming Sun of Wild Mint Watercress Pty Ltd is proposing to erect the estate at 7002 Watercress Bvd at Redbank Plains, on part of a lot which is 7.24ha in size and currently unoccupied.

Plans recently submitted to Ipswich City Council feature 161 three-bedroom houses and one four-bedroom, two-storey manager’s residence, as well as a large communal open space with a pool and covered seating.

“The dwellings are proposed in a townhouse style configuration comprising both duplexes and triplexes within 64 separate clusters,” the plans read.

“Each townhouse comprises two storeys, three bedrooms, an individual garage and allocation of private open space.”

If the plans are approved, the townhouse clusters will vary in design and potential dwellers will have the option of “contemporary, urban, hampton, and plantation” style homes in four different colourways.

“The development further creates interest and variation in the design through the inclusion of ‘feature facades’ on selected rear elevations,” the plans stated.

“The feature facades are located throughout the development where abutting an adjoining site or areas of common space. The feature designs include detailed bands, eaves and windows.”

The townhouse development would remain ungated.

More than 8000 sqm of private open space as well as 352 carparking spaces — comprising 163 resident garage spaces, 161 resident and visitor driveway spaces, and 28 communal visitor spaces — were also included in the proposal.

A 2.195ha block of land on the western side of the subject site is intended to be dedicated to Ipswich City Council and used as a public park with areas for recreation, walking, and cycling. It would also be connected to the existing green corridor.

The subject site is adjoined by amenities and services such as Mountview Shopping Centre to the east and sporting grounds to the north.

Plans have indicated the development, if approved, will be undertaken in six stages: 32 homes, 16 visitor carparking bays, all internal roads, and park dedication; 25 homes and four visitor carparking bays; 30 homes; 21 homes and eight visitor carparking spaces; 20 homes; then 34 homes.

“It is intended that all internal road construction is completed in stage one, thereby avoiding the need for temporary turnaround areas,” the plans stated.

The proposal comes some seven months after the council approved the reconfiguration of a single lot at the Redbank Plains site into three lots. It is currently being assessed by the relevant officers.
