Onna Investments submits plans to build brewery, beer tasting room at Raceview, Ipswich

A brand new brewery and beer tasting room could soon be built atop a vacant Ipswich lot currently surrounded by residential properties. See the plans.

Ipswich beer lovers could be in luck, with a brand new brewery and tasting room planned for a popular residential suburb mere minutes from the CBD.

Applicant Onna Investments is looking to develop an 8267m2 vacant site at 16 Saunders St, Raceview to accommodate six tenancies; of which one would be used for brewery-related purposes.

In its submission to Ipswich City Council, it proposed to produce a maximum of two megalitres of beer per year at the brewery between the hours of 6am and 7pm from Monday to Saturday.

An ancillary beer tasting room, with a gross floor area of 64m2, would operate at the site between midday to 6pm from Monday to Saturday.

“The tasting room is for the purpose of beer tasting only, (it) does not include a kitchen and will not provide any food, dining, or entertainment uses,” the plans read.

The proposed brewery is to have a total gross floor area of 1209.5m2, including a 170m2 mezzanine and a 346.5m2 office area.

Forty car parks and on-site servicing areas were also proposed for the site.

The plans depicted two separate industrial buildings with a total gross floor area of 3659m2 for all six tenancies.

Given the development would be located opposite residential properties in Saunders St, certain features have been factored into its design to prevent excessive noise and odour emissions.

“The proposed materials and finishes are to include extensive glazed areas, metal wall sheeting, Colorbond finishes, aluminium framed windows and painted fibrecement,” the plans read.

“The premises has frontage to Saunders Street to the south with the elevations to feature awnings, glazed areas, varied roof forms and heights with a range of materials and finishes all of which will provide vertical and horizontal articulation and reduce any perceived building bulk.”

The site also has frontages to Swanbank Rd in the north and the Cunningham Highway in the east.

The Raceview development proposal came only days after Japanese beverage giant Frucor Suntory confirmed it would build a $400 million factory – and create up to 500 jobs – on a 10-hectare site in Swanbank.

“It’s an incredible coup for our state that an international company of the calibre of Suntory, that has a global workforce of over 40,000, has chosen Queensland ahead of others to establish a permanent manufacturing facility here,” Queensland Premier Annastacia Palaszczuk said at the time.

The project is expected to create about 450 construction jobs and 160 long-term roles when the facility opens in mid-2024.
