New school, housing proposed for Ripley as Savills lists vacant 17-hectare block

A mega 17-hectare parcel of land in the Ripley Valley Priority Development Area has hit the market for the first time in 30 years.

Seventeen hectares of cleared elevated land in the Ripley Valley Priority Development Area was put on the market on Wednesday for the first time in 30 years.

Located at 1034 Ripley Road South, the site offers district views to the North East and significant 567 metre frontage to Ripley Road.

It is situated just 3.5km south of the $1.5 Billion Ripley Town Centre and 2km from Providence, Stockland’s Master Planned Community.

Due to the site’s urban zoning, any development on the land would include a minimum of 17 houses per hectare.

Real estate company Savills Australia’s outline of the site reveals development potential for a large of properties on the land, which would provide ample opportunity for prospective home buyers and renters alike.

In addition to residential development, the outline details opportunity for a community facilities location.

It includes a new state high school and ambulance station — in Savills’ proposal to make these facilities more accessible to the local community.

The site is located within the Ripley Valley Urban development area.

The corridor is one of the fastest growing regions in South East Queensland, receiving significant investment from government and private sectors.

The development area has become increasingly profitable in recent years, with house prices increasing by 21.4 per cent in the most recent quarter alone.

Significant residential expansion is expected for Ripley Valley in coming years, with a further 133,000 residents projected to populate the area by 2036.
