Full list: Ipswich business developments approved for construction in 2022

Five major Ipswich development projects, set to create hundreds of jobs, have been given the tick of approval by council in the last week.

As the year draws to a close, Ipswich City Council has given the go-ahead to five major business developments bound to bring jobs and economic benefits to the region.

From door panel manufacturers to fast food restaurants, these are the final few projects approved for construction in 2021.

KFC AND A CARWASH – 7001 Perseverance Street and 39 Junction Road, Chuwar

A new fast food restaurant and non-mechanical car wash will arrive at Chuwar in the new year, after Ipswich City Council approved the development on December 21.

The businesses are to be established within the existing Karalee Shopping Village, close to Coles and Woolworths, an array of small shops, a McDonalds and a gym.

Applicant Consolidated Properties Group proposed a fast food restaurant be established at the site in September, stating it intended the premises be occupied by popular eatery KFC.

The restaurant will have a drive thru option for 12 cars at a time and the premises will operate from 6am to 10pm Monday to Sunday.

A non-mechanical car wash will also be constructed at the site.

It is unclear exactly how many local jobs the development will create at this stage, however a new KFC Bundamba store has delivered 56 jobs to people in Ipswich.

BEC FEED SOLUTIONS – 34 to 40, 42 to 54 Antimony Street, Carole Park

A huge overhaul of stock feed supplier BEC Feed Solutions’ Carole Park facility was given the green light by Ipswich City Council on December 20.

The site currently features four large industrial buildings and multiple ancillary structures, where the business mixes and blends imported vitamins, minerals and speciality feed additives into concentrated ‘premixes’ that are distributed into livestock industries.

Applicant Brisbane Export Holdings proposed in October to demolish the central business at the site, occupying 1270sqm, and construct a new building that will facilitate the business’ future operations.

BEC will continue to solely use the site to blend vitamins, minerals and other feed ingredients, and to store finished goods, as well as vegetable oils and meals for distribution.

An additional 15 staff are likely to be hired to work in the new building once completed.

NATIONAL LOGISTICS GROUP – 7001 Wood Street, Bundamba

Melbourne-based property developer Gibb Group’s application to build a logistics and distribution facility at Walker Corporation’s $1 billion Citiswich Business Park, submitted on behalf of landowner Arrow Capital, was approved on December 17.

A warehouse, freight depot, and office will be constructed atop 12.73ha of vacant industrial land which neighbours Costco, Capral, the Reject Shop and a service station.

The estate is located on the junction of the Warrego Highway, Cunningham Highway and Ipswich Highway.

Gibb Group has not yet revealed the tenant of the new facility, but stated it will likely be “an established Australian company with locations of a similar scale across the country”.

Built out, the two stages of the development will represent some 50,000 sqm of new warehouse space. It has been proposed the facility will operate 24 hours per day, seven days a week.

Between 200 and 300 local jobs will be created in construction and about 70 will be created in operation.

SWIFT STORAGE – 8 Hume Drive, Bundamba

A development application for an automated, remote access self-storage facility has been approved by Ipswich City Council, which will include 91 storage units across three single-storey buildings.

Applicant Fast Ventures Pty Ltd submitted its plans in July this year, receiving formal notice of the council’s decision on December 17.

Units at Swift Storage will range in size from 5.25 sqm to 26.25 sqm, with the most common size being 18 sqm.

There will also be 425.44 sqm of landscaping provided in front of the three buildings.

Plans for the development stated the facility would be unstaffed.

The Bundamba site is currently vacant and located within a low impact industry sub area, surrounded by several lots that are currently subject to approvals for general industry and service trade uses.

Opening hours of the business will be 6.30am to 6.30pm Monday to Friday.

HUME MASTERPANEL – 36 Masterpanel Lane, Bundamba

A new facility will be soon be built within the industrial precinct at Bundamba, ­­­­­­­featuring a new press machine and series of drying towers ranging in height from about 35 metres to 52 metres.

The 16.1ha site, which is located beside CASA engineering’s hardstand storage yard, is predominantly being used by Hume Masterpanel for the manufacturing of door panels but is also occupied by Energex electricity substation.

A number of manufacturing sheds and buildings and ancillary structures, including burner rooms and ‘cyclone towers’, already exist at the site.

There is one drying tower on the site which measures about 36 metres in height.

The new facility will operate 24 hours per day, seven days a week, with up to 55 staff expected on-site at any given time of the day and 23 staff at night. It will have a total floor area of 14,683 sqm, with the structure measuring 189 metres long and 100 metres wide.

Approval for the development was granted by Ipswich City Council on December 16, after plans were first lodged by Multi Span Australia Group Pty Ltd in April.

The council received one “properly made” submission during the public notification period of September 28 to October 23, in which a person raised concerns with the air quality impacts of the new facility’s operation.

The author explained they had witnessed large plumes come from the site daily.

An air quality assessment conducted by Katestone in June was said by Ipswich City Council to have determined the concentrations of all pollutants were of an acceptable level.
