Home buyers have been quick to purchase at Ipswich’s newest gated estate community, with a vast majority of town homes within the development selling months before their projected completion date.
The Junction is on track to open at 21 North St, North Ipswich next year, providing relatively affordable options for owner-residents and investors in a time of record low rental vacancies.
Slowed down by lockdowns and other Covid-related setbacks, stage one of the development is expected to be completed by July, stage two by August, and stage three soon thereafter.
Homes within the estate are already available for purchase from $416,750.
Project Marketing Investments Queensland’s Arianne Coggins said more than 80 per cent of homes within stage one of the development had sold by mid-December.
“People are jumping on it because of the location,” she said.
“You can see Ipswich is in the middle of blossoming.”
Described as ‘Queensland’s first regional city’, The Junction will include 118 homes – comprising 46 two-bedroom, single-level dwellings and 72 three-bedroom, two-level dwellings – set over 4.8 hectares.
Residents will also have access to a “resort-style” swimming pool, a barbecue, cabana and a park.
Ms Coggins said a typical three-bedroom home within the estate would offer a “huge” fenced yard, an open plan kitchen living and meals area, stone benchtops, alfresco entertaining, airconditioning, a garage and car space, and more.
Plans stated a three-bedroom home, ‘townhouse type B’, will have a total floor area of 149.78 square metres and a backyard area of between 71 square metres and 86 square metres.
Two-bedroom homes – ‘townhouse types C, D and E’ – will have floor areas of between 99.98 square metres and 106.62 square metres and backyard areas of between 71 square metres and 112 square metres.
Appraisals prepared by RayWhite indicated the three-bedroom, 2.5-bathroom ‘type B’ design at The Junction could achieve a rental price of between $410 and $440 per week, while the two-bedroom, two-bathroom ‘type C’ design could achieve between $370 and $400 per week.
Ms Coggins said the difference between The Junction and other estates recently developed at Ipswich, was its spacious backyards, proximity to the CBD, and affordability.
The developer will keep buyers up to date with each stage’s projected completion date as construction gets underway.
