Real Estate experts list the Gympie region suburbs that are hot property right now

Leading Gympie region real estate experts have offered their insight on which local suburbs have been drawing the most buyer interest of late, and it seems coastal lifestyle and small acreages are topping the wish list.

Leading Gympie region real estate experts have offered their insight on which local suburbs have been drawing the most buyer interest of late, and it seems coastal lifestyle and small acreages are topping the wish list.

Century 21 Sales and Marketing Consultant Paul Downman said inquiries for property at Tin Can Bay and the Cooloola Coast of late were far outweighing the actual number of properties available on the market.

“Both Tin Can Bay and Cooloola are popular, probably the biggest issue right now is we don’t have enough properties. We’ve got more inquiries than properties available,” Mr Downman said.

“Anything up to $500,000 is sought after in both regions, the higher end is a bit slower but there is still substantial inquiry for any new listings.”

Mr Downman said he was almost exclusively receiving interest from buyers looking to escape the fast-paced lifestyle to the south, specifically from the Gold Coast up to the Sunshine Coast.

“Most buyers are coming out of very busy areas, personally I’m only getting buyers from the Gold Coast, Brisbane and the Sunshine Coast,” he said.

“I think more of the Victorians and New South Welshmen are moving there, and people here want to come north to escape it a bit.”

Anchor Realty sales duo Steph West and Tina Tillinger said small acreages had consistently been drawing high interest, but recent listings all over the region were proving popular as well.

“Small acreage is always desirable, because it’s on the perimeter of town. You feel like you could be half an hour out of town and away from everything, and you’re literally five or six minutes away,” Ms Tillinger said.

“Around Banks Pocket and Araluen get a lot of interest, but it depends on what we’ve got listed and as stock.”

“Everything in our region currently is popular. We’ve listed a property at Glenwood and we’ve had huge interest in that, and we don’t normally list up there,” Ms West said.

“We sell a lot of properties in Widgee, we’ve sold three there in the last month. But everything in our region is popular at the moment. Everything sells.

“I don’t believe there’s necessarily one suburb in particular that gets more interest than others. Buyers aren’t necessarily looking in one area. If they want an acreage they’ll look anywhere from Widgee to Southside.

“A lot of people are coming from out of town and don’t know the area … I’m finding small acreage is desirable anywhere in the region.”

Mr Downman forecasted the region would enjoy another couple of years “at least” before interest of current levels began to wane.

“This region has a couple more years in it at least, because of the bypass and the wind farm happening in the next two years, and the bypass will be another three or four years before completion,” Mr Downman said.

“There are investors here, but there’s been a lot of rental properties purchased by owner occupiers.”
