Inside Medmec plans to develop Rainbow Beach units
A well known Gympie family has lodged plans with the council for a ‘trio of triplexes’ at Rainbow Beach, just behind the main retail, cafe strip.

Higher density housing options are in the works at Rainbow Beach with a private developer unveiling their plans to transform a residential block into a complex with a trio of triplexes.
The BJ and AJ Dore Family Trust, MJ Dore Family Trust, and Medmec Pty Ltd have lodged plans with Gympie Regional Council to develop a vacant residential block at Dulkara Ct, Rainbow Beach, into the new complex.
The 1260m sq block sits behind a retail strip along Rainbow Beach Rd, in the centre of the town.
CoreLogic RP Data records show it was bought by the group for $750,000 in October 2021.
The triplexes will each be two storeys tall with a shared parking area and community BBQ and pool.
Each triplex will have four bedrooms, their own covered parking space, and four visitor parking spots.
More than two thirds of the complex will be community space or landscaped open area.
The application has not yet been removed.
The developers consultant Plansmart say in the application the complex “represents an opportunity to sensitively and appropriately achieve ‘gentle density’, which is considered key in addressing the current housing crisis in regional Queensland areas”.

“Gentle density” development was identified as a key part of the battle to fix the statewide housing crises following a summit in October 2022.
Gympie’s medium and high density housing rates were well below the average across regional Queensland areas, 2021 Australian Bureau of Statistics data revealed.
Only 1750 of the 24,718 homes recorded in the region in 2021 (7.1 per cent) were medium density, compared to 16.3 per cent across regional Queensland.
High density housing rates in the Gympie region were worse.
Only 0.1 per cent of the region’s homes (23 buildings) classed as high density.
This was compared to a regional Queensland rate of 8 per cent.
