Cheapest and most expensive suburbs in Gympie revealed

As Queensland prepares for another influx of interstate buyers with the borders now open, we can reveal which suburbs in the Gympie region hold the highest price tags. See the full list here:

House prices soar in regional areas

The Gympie region has seen unmatched real estate growth since the beginning of Covid, with local families battling it out with interstate buyers to snag some hot property.

As southerners race to the Gympie region to snap up their new homes, house prices have risen dramatically, with new data revealing the Gympie region to have the second largest increase in house prices since September.

CoreLogic data has revealed some of the frontrunners for the most expensive areas in the Gympie region include Rainbow Beach and Southside, while the more cheaper areas include Tin Can Bay and Imbil.

5. Kandanga – median house sale price: $438,500

Located in the picturesque Mary Valley in Gympie’s south, Kandanga has long been an object of desire for homebuyers.

The median house sale price for the suburb sits at $438,500.

According to CoreLogic, the most expensive house in Kandanga is 18 Hasthorpe Rd, which sold for $965,000 on December 6, 2021.

4. Southside – median house sale price: $450,000

Located a short drive from Gympie’s CBD and surrounding Gympie’s iconic Showgrounds, Southside is a popular location for homebuyers.

The median house sale price for the suburb sits at $450,000.

According to CoreLogic, the most expensive house in Southside is 21A Power Rd, which sold for $1,150,000 on July 7, 2021.

3. Chatsworth – median house sale price: $500,000

Sitting on the outskirts of Gympie town, Chatsworth has seen exponential growth in the recent years with new developments left, right and centre.

The median sale price for the suburb sits at $500,000.

According to CoreLogic, the most expensive house in Chatsworth is 9 Bruce Highway, which sold for $1,460,000 on May 13, 2021.

2. Rainbow Beach – median house sale price: $650,000

Rainbow Beach may be regarded as a “blink and you’ll miss it” town in the Gympie region, but the seaside suburb has drawn buyers in from all around to cash in on the coastal life.

The median house sale price for Rainbow Beach sits at $650,000, though houses in the area have sold for more than $1 million.

According to CoreLogic, the most expensive house in Rainbow Beach is 24 Naiad Court, which sold for $1,700,000 on August 24, 2021.

1. Pie Creek – median house sale price: $667,500

Situated southwest of Gympie, Pie Creek boasts a multitude of positives when looking for houses.

Taking the top spot as Gympie’s most expensive suburb in the region, the median house sale price sits firmly at $667,500, a close second to Rainbow Beach on the eastern side of the region.

According to CoreLogic, the most expensive house in Pie Creek is 14 Watergum Drive, which sold for $1,200,000 on November 11, 2021.

5. Tin Can Bay – median house sale price: $415,000

Despite having some of the most expensive houses in the Gympie region, Tin Can Bay is one of the more affordable suburbs for those who are looking for a relaxed seaside lifestyle.

The median house sale price for the suburb sits at $415,000, fitting under the suburb of Kandanga in the Mary Valley.

According to CoreLogic, the most expensive house in Tin Can Bay is 13 Esplanade, which sold for $1,655,000 on October 30, 2012.

4. Amamoor – median house sale price: $412,500

Similar to the fifth most expensive suburb in Gympie Kandanga, Amamoor is also situated in the picturesque Mary Valley.

The median house sale price for the suburb sits at $412,500.

According to CoreLogic, the most expensive house in Amamoor is 368 Kandanga Amamoor Rd, which sold for $1,210,000 on December 21, 2012.

3. Imbil – median house sale price: $379,500

Known best as a prime camping location within the Gympie region, Imbil is the perfect balance between rural and suburban living.

The median house sale price for Imbil sits at $379,500.

According to CoreLogic, the most expensive house in Imbil is 989 Yabba Creek Rd, which sold for $990,000 on May 23, 2021.

2. Gympie (city) – median house sale price: $360,000

Gympie city is home to many things such as the CBD and the majority of fast food restaurants in the region; which is why it is so surprising the centre of town is the second cheapest suburb in the region.

The media house sale price for Gympie sits at $360,000.

According to CoreLogic, the most expensive house in Gympie city is Lot 1 David St, which sold for $1,117,000 on April 1, 2021.

1. Monkland – median house sale price: $315,000

Monkland serves its purpose in the central Gympie region as the industrial epicentre, but is the perfect location for homebuyers looking to snag a bargain.

The median house sale price for Monkland sits at $315,000.

According to CoreLogic, the most expensive house in Monkland is 208 Brisbane Rd, which sold for $630,000 on June 1, 2020.

On Wednesday, Real Estate Institute Queensland CEO Antonia Mercorella said Queenslander’s should expect another influx of southerners and another price hike as the state border opened.

“Even as our median prices rise, our state is still demonstrating greater bang-for-buck, with investors looking to make their real estate dollar go further, and southerners making the move keen to lap up our State’s incredible liveability factor,” Ms Mercorella said.
