Grand new plan for iconic Broadway Hotel at Woolloongabba

Demolition plans have been lodged for the historic Broadway Hotel, which currently sits in ruin on Brisbane’s southside – but the three-storey hotel building itself may well get a new lease on life.

DEMOLITION plans have been lodged for the historic Broadway Hotel, which currently sits in ruin on Brisbane’s southside.

The heritage-listed building at Woolloongabba, which was constructed in 1889, was ravaged by fire twice in the last decade and has sat as a burnt out husk ever since.

Plans to build a 27-storey tower on the premises were shelved by developer Seb Monsour in 2018.

In an application made to Brisbane City Council, owner Malcolm Nyst proposed demolishing a series of outbuildings to make way for future plans for a “mixed-use development.”

“It is proposed to demolish all existing buildings and associated structures on site with the exception of the three-storey hotel building,” the application stated.

The application notes that some sections have been “severely damaged as a result of weathering, fire and termites,” with some sections rotted out and others collapsed.

A heritage impact statement argues in favour of demolition, despite the affected areas dating back to the Broadway Hotel’s original construction in 1889.

Among parts slated for destruction is an air raid shelter built in 1943.

“The proposed demolition works are considered to be a logical first step in the restoration and future redevelopment of the Broadway Hotel,” the application said.

Councillor Jonathan Sri, whose ward encompasses the Broadway, said the demolition shouldn’t be approved, arguing that it would reward the developer for neglecting to maintain the building.

“They can say nice things, but unless they have a tangible proposal we should be very sceptical.”

“This shouldn’t be a situation where we negotiate one part of the building be knocked down and one part be preserved,” Cr Sri said.

“I think we need to place really strict conditions on what can be built on this site.”

“The state heritage register says the whole site is of significance,” he said.
