Inside the 40 millionaire Gladstone, Agnes Water homes sold in 2022

Two Central Queensland locations had 40 homes sell for $1 million or more in ‘one of the strongest years for high-end sales’ across the region. Check out all the homes and their prices here.

Gladstone and Agnes Water saw 40 homes sell for $1 million or more in 2022 in what is described as one of the strongest years for high-end sales in the port city in the last five years.

Topping the list was a five-bedroom at 28 Beach Houses Estate Road, Agnes Water, which sold for $2.35 million on February 21, 2022.

Ray White Gladstone director Andrew Allen said he noticed a “real uptick” in the amount of inquiries in prestige and executive homes across the Gladstone region during 2022.

In 2021, Gladstone saw eight sales over the million-dollar mark, compared to 15 sales in 2022.

“In fact there has been more sales in that million-dollar price point in the last 12 months than at any point over the last five years,” Mr Allen said.

“I think people have finally clicked to what the value of property is in Gladstone.

“We are also seeing an influx of people from southern states moving to the Gladstone region and they have often sold their home in a capital city and are coming to Gladstone with cash in their pockets and an expectation of having a nice home, better than where they came from, for a more affordable price.

“We expect that with all the industrial activity and work that is happening in Gladstone over the next few years that sales of that nature will continue and that it will be driven by people moving to the area.”

Ray White Rural Agnes Water principal Damien Gomersall said the high-end of the market in Agnes Water was strong.

“We have lost a little bit off the top of the market but it is holding very well because there is limited supply,” Mr Gomersall said.

“There is enough buyers around to scoop up most properties. People are struggling to really find anything.”
