More than 60 homes in Rockhampton and the Capricorn Coast sold for $1 million or more in 2022, including a record sale for the Beef Capital.

A century-old house at 9 Corberry Street, The Range, sold for $2.25 million on January 19, 2022 which was a record sale for Rockhampton.

The Rockhampton suburb The Range rounded out the year with two more million dollar house sales, both on Agnes Street.

A historic 1869 mid-Victorian Queenslander at 322 Agnes Street, The Range, sold for $1.45 million at auction on December 7, 2022 through The Agency CQ.

Principal Todd Brandon said he had about 50 inquiries and 40 groups walk through the home before it went to auction.

Mr Brandon said there were four registered bidders on the night of the auction and a crowd of about 30 people.

He said the buyers were a Rockhampton family that had been looking for a home on The Range for some time.

“They got their dream house,” he said.

The property boasts four bedrooms, a large study, three bathrooms, laundry, latticed front veranda, polished timber floors, high ceilings, open-plan kitchen, dining and living area with a period timber fireplace and a private deck overlooking a garden and in-ground pool.

The property also has a self-contained unit downstairs and three car parking spaces on a 1249 sqm block.

Mr Brandon said the home undertook a “pretty substantial” renovation in 2020 that “brought the home from something that was built in the 1860s to a home that caters for modern living”.

REIQ Zone Chairman for Rockhampton Noel Livingston said last year was the strongest year for Rockhampton’s high end of the market he had ever seen.

Mr Livingston said million dollar-plus sales on both Rockhampton’s north and south had become a “pretty normal thing these days”.

“I have just never seen it before, the volume of buyers that we have at that end of the market,” he said.

“A lot of it has come from people moving to Rockhampton from stronger southern markets.

“And we have a lot more high-end jobs up here too with all the developments going.

“It’s also encouraging to see the amount of million dollar sales that are occurring on the north side.

“That was always a hard number to crack over there.”

He said it was hard to say if Rockhampton’s high end of the market would continue to stay strong through 2023.

“If you look to your southern market they are on the decline,” he said.

“We are not seeing that just yet.

“But that’s not to say it won’t happen.”
