From houses on the absolute beachfront to homes just metres from the beach, five million-dollar mansions have sold in Agnes Water in 2024 as people seek the relaxed coastal life.
The small town population has grown by more than 900 people between 2011 and 2021, with 2700 people now calling it home.
Ray White Rural Agnes Water principal Damien Gomersall confirmed there was still a strong demand for beach homes in Agnes Water.
“We are the only surf beach north of Rainbow Beach,” he said.
“It’s a beach lifestyle.
“The land is flat, they’re big blocks of land.”
Mr Gomersall himself has sold three beach homes in 2024 - 6 Ocean Ridge for $1.17M on June 11, 37 Atlantis Boulevard for $1M on May 29 and 9 The Promenade for $1.94M on April 19.
Mr Gomersall said buyers were predominantly from the Sunshine Coast.
“Three quarters of our buyers come from the Sunshine Coast, Brisbane and the Gold Coast,” he said.
“The other quarter come from northern New South Wales beaches, Sydney and Melbourne.”
Mr Gomersall said the number of properties available was down and prices were “far higher than what it used to be”.
“There was a lot of rentals here in the area but now all of those properties have mostly filled up with owner-occupiers and there is a whole lot less people wanting to move,” he said.
“We have a lot more infrastructure and a lot more families have moved to town.
“People don’t want to leave.
“We have a very unique and special lifestyle here.”

6 OCEAN RIDGE, AGNES WATER
A near new family retreat just over 100m from the main surf beach in Agnes Water at 6 Ocean Ridge sold for $1.17M on June 11.
Situated on a very large, flat 891 sqm block in a quiet cul-de-sac, the home has three bedrooms, two bathrooms, an open plan kitchen, a living and dining space, and a double garage.

37 ATLANTIS BOULEVARD, AGNES WATER
Another home just 100m from the beach, 37 Atlantis Boulevard sold for $1M on May 29.
Situated on 864 sqm block, the home has four bedrooms, two bathrooms, an open plan kitchen, living and dining area, a double garage, a laundry, a saltwater pool and three decks.
The main bedroom and ensuite, known as the “parent’s retreat” is slightly separated from the house, with the large undercover deck and barbecue area.
9 THE PROMENADE, AGNES WATER
A fully furnished Hampton’s inspired beachfront home at 9 The Promenade, Agnes Water, sold for $1.94M on April 19.
Situated on a 920 sqm lot, the two-storey home has three bedrooms, three bathrooms and an open plan kitchen.
25 BEACH HOUSES ESTATE ROAD, AGNES WATER
A near-new beachfront home with direct access to Agnes Waters main beach at 25 Beach Houses Estate Road sold for $1.65M on February 8.
Situated in a private gated estate, the home has three bedrooms, two bathrooms, an open living space, kitchen and dining areas, and a pool.
The home is also close to shops, restaurants, cafes, medical services and schools.
16 ATLANTIS BOULEVARD, AGNES WATER
A home 200m away the beach in Agnes Water at 16 Atlantis Boulevard has sold for $1.175M on February 2.
The home spans two levels and has four bedrooms, three bathrooms, an office and water views.
