THE Gladstone region has more than 40 properties on the market at $1m-plus ready to be snapped up.
Only one has been sold so far this year.
Last year seven properties sold for a combined $8.49 million, according to realestate.com.au.
But Raine and Horne's Mark Patton is cautiously optimistic, saying there are buyers out there in every price bracket --- including the top end of the market.
"The current market is reflective of the tough situation we are in," Mr Patton said.
"The market is quiet and flat, but from the bottom there's only one way we can go.
"There's a limited clientele buying at those prices, but they are there."
Mr Patton has two properties on his listings that are valued at $1.74 and $1.5 million respectively.
Ros Newberry who is charged with the task of selling both of the million dollar properties said they were very unique and well suited to company executives.
"The house in West Gladstone has sensational harbour views and offers a resort style of living," Ms Newberry said.
"These properties are few and far between."
PRD Nationwide's Deardrie Keleher said she was in a similar position, having only one month ago taken over the listing of a $1.15million property in Tannum Sands.
"The house is one of a few that is directly on the beachfront," Ms Keleher said.
"At this stage we haven't had any enquiries but that's probably due to the market conditions.
"It's very tight but at the end of the day there's always a buyer around," she said.
