Gladstone motel to be demolished for KFC, car wash development

A Gladstone motel once the scene of a gruesome murder will be demolished to make way for a KFC and car wash development.
Plans were submitted to Gladstone Regional Council in March 2022 for Collins Property Development for the mixed-use development at 20 Ballantine St, Clinton, and were approved in July.
The site is occupied by Gladstone Village Motor Inn, a 26 room single-storey motel.
Prostitute Shuxia Yuan was murdered by James William Glenn at the motel in 2010, with Glenn found guilty in a trial in 2013.
The motel and all of the associated buildings will be demolished, with tenders now open for the works.
The property has not changed ownership since 2012, when it was sold for $2.6 million.
The development is planned to spread into stages, with the first stage being the demolition, earthworks, landscaping and construction of retaining walls and driveways.
The KFC is to be built on the southern corner of the site and will have a gross floor area of 282 sqm, with on site parking and a dual lane drive-through, along with advertising signs.
Hours of operation for the KFC will be limited to between 7am and 10pm, seven days per week.
The new KFC would be the second for the fast food chain in the city reaches itself, with the other located 4kms away in West Gladstone.
There is another in neighbouring locality Tannum Sands.
The car wash will be constructed in the second stage, on the northern side of the site.
A central building will contain two automatic car wash bays and three self-serve wash bays, and there will be another building with five vacuum bays and a dog wash.
The car wash was applied to be open 24/7 however there will be strict restrictions on operations and noise.
