Over 55s resort with pools, pickle ball courts to be built at 115 Beach Road

One of the last green spaces near Hervey Bay’s main shopping centre will be transformed after a major development got the final green light from the council. SEE THE PLANS.

A prime block metres from Stockland Shopping Centre will be transformed into an over 55s lifestyle village with its own bowling green, pickle ball courts, cinema and swimming pools.

The 5.696ha space at 115 Beach Rd between a childcare centre and the industrial block which houses Beaumont Tiles will feature 131 relocatable home sites, keeping with the style of nearby neighbours Fraser Shores and Golden Shores retirement villages. Plans for Urraween Lifestyle Village were first submitted by town planning firm Insite SJC on behalf of Belo Developments Pty Ltd more than two years ago, but this publication can reveal the final green light, which allows the development to go ahead subject to agreed conditions, was recently given by the Fraser Coast Regional Council.

According to planning documents, the developer wants to establish a “contemporary, attractive residential manufactured home estate in the heart of Hervey Bay”.

The documents also point to a strategic economic review of the local area which “overwhelmingly found” there was a demand for this kind of development in the city.

“The site is located proximate to numerous retail, commercial, community and open space offerings to provide convenient and safe access to all services necessary for its residents where not otherwise catered for on-site,” the documents read.

“The proposal is recognised as the best and highest use of the land (and) this review finds limitations in the current pipeline supply of MHEs in the local area that would be appropriately boosted by provision of this development.

“Without this development, the current approved MHE supply is not anticipated to meet current substantially increased take-up demand experienced recently being driven by post-Covid 19 intermigration and housing downsizing trend.”

The village is expected to be built in four stages and include 272 car parks (208 for residents and 65 for visitors) and 20 RV parking spaces.

Indoor and outdoor swimming pools would be among the communal offerings along with a central community centre featuring a mixed-use hall, games room, cinema, library as well as a gym, three-lane bowling green and three pickle ball courts.

“The development’s vision is to create a diverse, visually attractive, and affordable over-50s lifestyle village in the core area of Hervey Bay,” the documents read.

“The site is uniquely positioned to maximise lifestyle opportunities of its residents within the estate while close to all other local essential living, commercial and recreational facilities and services.”

A construction start date has yet to be announced.
