Developer to cut four levels from racecourse apartments

The developer behind the Eagle Farm Racecourse towers wants to reduce capacity by 48 apartments in changes submitted to council.

Usually it’s retirees looking to downsize, but this time a developer behind the transformation of Brisbane’s racecourse precinct wants to slash a third off the height of a residential tower.

Mirvac has lodged a “minor” change application with the Brisbane City Council to reduce the height of an approved residential apartment block by four storeys.

Urbis lodged an application on behalf of Mirvac Queensland Pty Ltd on Friday to cut the height of the tower B, alongside Eagle Farm Racecourse on Lancaster Rd, Ascot, from 12 storeys to eight.

It was only in March that Mirvac successfully made minor adjustments in relation to driveways, waste facilities and internal roads that were all approved by the council.

The latest application will also drastically cut the number of apartments within Tower B, titled Tulloch House, from 132 to 84.

The submission stated that the changes were minor, consistent with “pre-lodgment” discussions with council and reduced the site in height bulk and scale.

“Each of the proposed changes, as well as the cumulative effect of the changes in the context of the development as a whole, are minor in nature, consistent with the building bulk and scale, and appropriate to the site context and approved land use,” the submissions stated.

“The changes to the appearance of the built form are not dramatic in the context of the site.”

According to the latest plans, tower B is the second of seven residential towers that will line the racecourse from about the 350m mark until about the 600m mark.

Another two towers have been earmarked for the corner of Lancaster and Nudgee roads, but are not adjacent to the track.

If the changes are approved, tower B will have one less storey than tower A, which opened in July and is positioned adjacent to course about the 350m mark.

Tower A, named Ascot House, also has an 800sq m rooftop terrace, an elevated pool deck overlooking the racecourse and 90 dwellings — six more than the proposed changes to tower B.

Even though tower A opened in July, there were six apartments listed for sale on realestate.com.au on Monday.

They ranged in price from $1.995 million (3 bedroom, 3 bath, 2 car) to $735,000 (2 bed, 2 bath, 1 car).
