A Sunshine Coast hinterland town has become hot property for developers with more than 20 residential development applications lodged in the past year.

Of those, 15 applications are in progress and seven others have already been given the green light.

Glasshouse Property Sales agent Kelvin Brady said the boost in interest was partly due to a lack of housing options right across the Sunshine Coast.

“It’s (the market) settling a tiny bit but demand for housing is still very high,” he said.

“I had 40 groups of people through a property here on the weekend, half an hour open houses turn into over an hour.

“There’s still plenty of demand there but people aren’t selling as freely as they were a couple of months ago.”

The real estate agent of more than 17 years said zoning in Beerwah was also driving sales.

“There’s a lot of Beerwah that’s zoned as multi-residential that allows them to be able to build something extra on their land,” he said.

“There’s a fair bit of land in and around Beerwah that you can do that, so instead of developing a whole new estate, infill makes more sense.”

6 Simpson Street, three lots

A Mooloolah Valley man has revealed plans to subdivide a block of land on Beerwah’s main street.

Advanced Property Project Beerwah, directed by Richard Anthony Gardner, has applied to split 6 Simpson Street into four parcels of land.

The development application for the 2032sq m site was submitted by Adams + Sparkes Town Planning on behalf of Mr Gardner.

Owner of the property, June Wimberley, has given written consent to the application.

According to the planning report, the four blocks will range in size from 400sq m to 447sq m.

The site is already home to a house and sheds which will be removed if the application is given the green light.

2758 Old Gympie Road, four lots

A similar subdivision proposal for 2758 Old Gympie Road remains up in the air with developers reassessing their application to split a 3656sq m property into four allotments.

Landowners Bradley Alfred Thomas Collins and Crestina Collins have given written consent to the proposal by Property Guru Pro.

Property Guru Pro is an Australian property development company with more than 15 years experience in the house and land industry.

Their proposal says the subdivision would retain an existing home, with the three new lots to range in size from 699sq m to 1233sq m.

One of the company’s directors Louise Banks said plans had stalled due to a number of factors, including Covid-19.

“We’re in a position at the moment where we need to decide whether to move forward or not,” she said.

“We have an option agreement with the vendor that expires at the end of September.

“At the moment I’m looking at alternates, if I can’t extend the option or pay out the vendor, I’ll need to pull the pin.”

Ms Banks, who has worked in the construction industry for about 20 years, said her love of the Coast and its growth potential attracted her company to the region.

“Queensland is a profitable place, everyone seems to be relocating and profitability is rising,” she said.

“I’m going back to all my investors to see if they can help me pay out the vendor so I can continue or I’ll have to pull the pin.”

2 North Street, 10 three-bedroom units

Sunshine Coast builder Dominic Tyacke is behind plans for a 10 three-bedroom units in Beerwah.

The managing director of Qld Built submitted the development application for a material change of use through Adams + Sparkes Town Planners.

Mr Tyacke, whose company has also been responsible for projects at Glenview and Caloundra South, owns the 1946sq m site at 2 North Street.

The father-of-two has run Qld Built for the past seven years.

He and his wife spotted the property six months ago and were motivated by growth on the Coast and Beerwah’s proximity to the rail line to buy it.

“For us we’re not a developer by any means … we’ve been blocked now in all the blue chip areas,” he said.

“Only 18 months ago you could have bought a duplex, now it’s prob gone up $400,000.”

He said Beerwah would be the next centre to rise in value.

“Now it’s if you live within 20km of the CBD you’re doing well,” he said.

“Beerwah is affordable right now and the Olympics will only double house prices on the Sunny Coast.”

The site features a large house and shed which would be removed should the application be successful.

The proposed units are to be constructed in two detached blocks over two storeys and will include 23 carparking spaces.

The 37-year-old said he was also motivated by the housing shortage gripping the area.

“Beerwah for us to be brutally honest, it was an opportunity we could see the rental market was starting to get to a point where it was disgusting,” he said.

“People were having to pay huge amounts for a unit in Caloundra … even one of my workers was living in his car for a while because he couldn't get a rental property.

“That’s what prompted us to look a little further.”

19-21 Pine Camp Road, 38 townhouses and units

A Brisbane man has submitted plans for 38 new townhouses and units on Pine Camp Road.

Pacifica Homes Beerwah, directed by Charles Russell McCart, has lodged a development application for the 4060sq m site.

Darren Kevin Howard, who owns the land at 19 and 21 Pine Camp Road, has provided written consent for his block to be used for the project.

The site was home to a single industrial shed which has been dismantled over the past few weeks as part of the proposal.

Mr McCart wants to build 11 three-bedroom townhouses and 27 one and two-bedroom units.

According to a planning report the townhouses will be two-storeys while the units will be four-storey.

58 carparking spaces will be provided.

67 Beerwah Parade, eight townhouses

Of the eight designer townhouses up for grabs on Beerwah Parade, only one remains available.

The townhouses, all offering three-bedrooms, are now under construction.

Insite Realty agent Peter Kinchin said there had been a lot of interest.

“They have all sold off the plan, with one recent falling over but I’ve had four inquiries for it recently,” he said.

“The main factor is out of the seven – all purchases are owner occupiers.

He said there was high demand for unit listings.

“It’s a big owner occupier market at the moment, every day there’s new records being set,” he said.

“Beerwah is quickly becoming commercial capital for the hinterland, it has a tremendous growth component.”

13 Greber Road, five units

Sunshine Coast company Costa Homes is behind a new development on Greber Road.

The five units are now under construction after a delay on approval.

Managing director Dean Costa said he saw Beerwah as a future growth area.

“We purchased two years ago and it took me 12 months to get an approval,” he said.

“We saw the property market turn around from late 2020 to now it’s escalated dramatically.

“It was an affordable area and it still can be – it just depends on what happens in the future.”

Mr Costa said there had also been delays in construction.

The project kicked off in March and was due to be completed this month, however due to the overstimulation of the construction industry the build is several weeks behind.

Despite the struggles, the development is all sold with owners buying straight off the plan.
