Plans for stage 5 of Melrose Park masterplan approved

A park is set to provide the lungs for a dense neighbourhood in the centre of Sydney now one of the stages has been given the green light. Take a look.

A park is set to provide some green respite for thousands of residents moving into Melrose Park where developers have been given the green light to proceed with stage 5 of the project lining Victoria Rd.

Sekisui House Australia and Hankyu Hanshin Properties have secured development application approval for the project, called Dawn, which will deliver Central Park, “a destination park” with open spaces, barbecue and picnic areas, children’s play facilities and kilometres of walking tracks.

It will link to the wetlands and 85 per cent of the 368 apartments will offer views of a public park or internal landscaped courtyard.

The development will include one, two and three-bedroom apartments including penthouse units.

The dwellings are to be built in six blocks ranging from six to 10 levels, built around a large central courtyard of almost two hectares.

Dawn is to be positioned less than 150m from the Melrose Park Town Centre, which is slated to open at the end of 2026, shortly before Dawn residents will begin moving into their homes in mid 2027.

It will also be close to a high school and the second stage of the Parramatta Light Rail, though the line – which will connect Parramatta CBD with Sydney Olympic Park – is not slated to start operating until 2032.

GroupGSA principal Alister Eden said the project offered convenience with green tranquillity.

“Communal open spaces will offer a diverse range of amenity, from quiet areas for contemplation to open lawns for enjoying the winter sun or safe play spaces for young children,’’ he said.

That includes green spaces on rooftops, the planting of 1500 mature drought-tolerant native trees, permanent wetlands to boost biodiversity and rain gardens for on-site water treatment.

Sekisui House and Hankyu Hanshin Properties will also provide bus services in the morning and late afternoon to West Ryde station.

The two-year construction will begin this year.

Overall, the suburb is forecast to have 11,000 dwellings by 2036 and is also slated to have a $700m private hospital and shopping centre called Melrose Central, with Deicorp and Payce behind that health and retail plan.
