Former Toyota site to become major business park in Caringbah

The latest proposal to transform a former Toyota site in Sydney’s south into a “high quality and environmentally sustainable” business estate has been submitted.

Plans for the former Toyota site have been revealed where a $148m “high quality and environmentally sustainable” business estate has been proposed.

Developer Aliro Group submitted a development application to Sutherland Shire Council for a mixed-use development known as TripleTwoNine at 13 Endeavour Rd, Caringbah.

The site will be used for warehouse and distribution, light industrial, industrial retail outlet and commercial purposes including a childcare centre and cafe; with the site proposed to operate 24 hours, seven days a week.

The works will involve demolition of some existing buildings and construction and operation of eight buildings in stages.

“The proposed development will be a high quality and environmentally sustainable estate focusing on employment to meet the demand of local and national businesses,” the proposal said.

The proposed development, if approved, will also contain office spaces and supporting amenities, 563 carparking, cycle and pedestrian access and landscaping.

The commercial building, which will be delivered in the second stage of works, will provide commercial premises for offices and a cafe along with a 68-place centre-based childcare centre that will operate 6am to 8pm Monday to Friday; all of which “will serve the needs of the workers and community”.

“The proposed development is anticipated to generate 388 direct and indirect jobs and $126.5m of value to the NSW economy during the construction phase; and 473 direct and indirect jobs and $79.7m in anticipated annual recurring value added to the NSW economy in its operational phase,” the documents said.

“[Aliro Group] intends to enter into two planning agreements that will support the enhancement and regularisation of infrastructure around the site.’’

Toyota Motor Corporation Australia owned and occupied the site from 1985 to 2020 and Aliro Group acquired the site in 2019.

In June, Aliro revealed plans for the parcel of land to become a world-class business park with accommodation, pub and function centre had been scrapped.

Aliro Group’s executive director and chief delivery officer Andrzej Masztak previously said the new vision would provide a “new generation and sustainable” industrial estate, with flexible, modern and well-designed facilities.

“Aliro still maintained a vision to deliver a world class environmentally sustainable estate focused on generating employment; providing community benefit; and meeting the demands of the Sutherland Shire business and community,” he said.

“Consistent with the zoning, the site will be activated with uses that include warehousing; small office/research and development facilities; childcare; amenity and other community and recreational uses.

“The buildings will vary in size, accommodating both commercial and a mix of industrial uses, and allow local businesses to connect and thrive within the shire and create an ongoing legacy and long-term employment opportunities.’’
