Bega: $775K industrial park approved for She Oak Close

A massive industrial park has been approved for a NSW south coast town, with plans showcasing a warehouse, office spaces and more. Take a look at the plans.

An industrial park featuring warehouses, office spaces and a cafe has been approved for a NSW south coast town.

The approved development will see the $775k industrial park constructed at 6 She Oak Cl, Bega and operate six days a week.

The park was originally submitted by New Edition Construction partner, Youssef Elias, to the Bega Valley Council early this year and has now been given the tick of approval.

The plans showcase four industrial units with mezzanine with a total ground space of 1455.3sq m, including 1174.6sq m of warehouse on the ground floor and 198.3sq m of office within the ground floor and mezzanine.

A spokesman for New Edition Construction said the warehouses were needed to meet the needs of the growing industrial industry in Bega.

“These warehouses will provide existing or future businesses with adequate office and industrial space,” he said.

“Each warehouse has been designed office spaces, large roller shutters to permit loading inside each unit, bathroom facilities and mezzanines.”

Designs also note zoning and council rules would allow each unit to operate between 7am and 6pm, Monday to Saturday.

Along with the units, car parks have also been approved for the employees.

“The car parks were an essential part of the design as parking in the area is limited,” the spokesman said.

Designs reveal a total of 30 carparking spaces and a courier space provided on-site, with the majority of the parking spaces within the lower ground floor and basement level, including an accessible carparking space and a dedicated courier space.

While the spokesman could not reveal what specific businesses they wanted to see in the industrial park, he mentioned the specific zoning could indicate what companies could soon be opening their doors.

“The development site is zoned E4 General Industrial, noting ‘Light Industries’ and ‘Warehouse and Distribution Centre’ are permissible with consent within the E4 Zone,” he said.

“Bounded by vacant industrial zoned land parcels earmarked to accommodate future comparable industrial development, the site bounds large vacant industrial zoned land parcels.”

The cafe will also run out of one of the warehouses and will be independently owned.

Construction on the park is expected to commence in the coming months.
