SKYROCKETING property prices are leaving many buyers behind but there are smart ways to bag your dream home close to the CBD.
Cairns Leading Real Estate Queenslander specialist Ken Higgins said the market was tough right now due to lack of stock.
“Days on market are very short. It’s best dressed, first in,” he said.
“The window of opportunity to secure these properties makes it even harder.”
Mr Higgins said because the window was short the first step was to get to know the real estate agents.
“It really pays to get to know the agents, if you get to know them, It makes life a lot easier,” he said.
Looking at the real estate websites was also important, he said.
“It’s all about following realestate.com and domain and you’ve got to be watching it all the time, looking to see if anything new is on the market,” he said.
But what was important to know was to not hesitate as there isn’t a lot of time.
“People should definitely do their homework, before you make the leap,” he said.
“But when you do find the right property, don’t hesitate. Make the move.”
Supply has been very short and the types of houses available are very limited.
Mr Higgins said if the price was right, it moved quickly.
Finding properties under $500,000 in the city was a tough find but Mr Higgins said.
“If it’s under that price there is a few things you need to do to it,” he said.
But there is a reason the demand is so high for renovated properties.
“I am finding because of the cost of building and the lack of materials out there,” he said.
“Its truly an advantage to find something all done for them.
“The building market is so strong at the moment, there’s a shortage out there. Most the builders out there are very busy right now.”
Mr Higgins said there were some homes that were ready to move in to, close to the city.
