Qscan developed College Junction health and wellness hub in Clayfield is now fully occupied 12 months after being built

A new health and wellness hub in Brisbane’s inner north has welcomed three tenants ensuring the building, which opened a year ago, is fully occupied.

A NEW health and wellness precinct in Brisbane’s inner north has secured another three tenants ensuring the medical hub was fully occupied.

Queensland Eye Institute, Listen to your Body and Ortho Regen late last year committed to lease space at College Junction, which is already home to Anytime Physio, Smart Clinics, ScriptRITE Pharmacy and is Qscan’s clinic and head office.

CBRE’s Lee Berry and Mel Pikos negotiated the recent leasing deals on behalf of lessor and medical imaging and radiology specialist, Qscan.

Rental rates ranged between $525/sq m to $700/sq m.

Qscan had bought the site and employed Tomkins to construct the three-level 3846sq m building while keeping the historic 99-year-old Durham Place building facade.

It is on a 1492sq m corner site at 695 Sandgate Rd and Qscan developed the property to fulfil its requirement for a new head office and leverage demand for a medical hub in Brisbane’s north.

Mr Berry said the transactions followed a successful leasing campaign, which resulted in the property fully leased 12 months after completion.

“Well developed medical facilities in the right areas continue to attract strong tenant demand. In addition, forming a medical hub such as this where tenants can leverage off each other is essential for the precinct’s success,” he said.

“We were able to achieve strong rental rates given tenants’ desire to be located within a prestigious fringe medical building.”
