A developer and his family are selling their rare semitropical freehold island off the central Queensland coast – which has been described as a fishing paradise.

Long-term owner Garry Poole wants $4.9m for the 267ha Clairview Island between Mackay and Rockhampton having, with his family, owned the property for a couple of decades.

The island – with 7km of pristine beaches – is currently occupied by a caretaker and serves as a cattle operation and family fishing retreat.

Private Islands Online Australia’s Richard Vanhoff said it was a unique offering.

“It’s very rare to offer a freehold island and from what I understand its always been cattle orientated,” he said.

The property has five titles – owned by family members – which offers unique investment or development opportunities, including potential resale to individual buyers or creating a private retreat.

Up to five new homes with caretakers’ residences – 10 residences in total – can be built immediately.

It is accessible by air and sea with the island equipped with two private directional runways, a large two-aircraft hangar, and multiple access points for boats and helicopters.

There is also a cosy beach cottage on which provides short-term accommodation, ideal for fishing trips or weekend getaways.

Clairview Island has a large estuary system separating it from the mainland, teeming with mud crabs and barramundi.

Mr Vanhoff said the island would suite someone who would want to run cattle, use it as a fishing getaway or develop it or sell off the lots.

“Permits would be required for any development, but the property allows for the immediate construction of up to five new homes, each with a caretaker’s residence, potentially totalling 10 beachfront homes,” he said.
