EG Funds proposes a twin tower 551 apartment project in Fortitude Valley

A fund manager has submitted a development application for two 33-storey mixed-use towers in Fortitude Valley containing more than 550 apartments.

EG Funds is seeking to a develop a site at 801 Ann St, which also faces McLachlan St near the James Street retail precinct into a diverse contemporary mixed-use housing and shared community spaces.

The development application to the Brisbane City Council is for 326 Build-to-Rent and 225 apartments for sale as well as 1384sq m of retail and offices.

EG Funds development director Grant Flannigan said they were committed to meticulously designed buildings and urban spaces that are crafted to meet the community’s varying needs.

“We are confident that our proposed plans address the pressing demand for diverse housing and seamlessly accommodate the emerging activity within Fortitude Valley,” he said.

“It’s a holistic approach to development that reflects our commitment to both quality living and sustainable urban growth.”

The Rothelowman-designed proposal boasts innovatively designed apartments that will offer both rental and homeownership options.

The comprehensive plans will include open spaces for public use, significant greening through deep soil planting, retail stores, recreational amenities, and shared community spaces that span across three levels to enhance the overall community experience

The Little Big Foundation has been incorporated into the development.

The foundation provides a range of activities with the purpose of advancing mental health and preventing or relieving social isolation.

“We’ve successfully established the Little BIG Foundation to foster connections between residents and neighbourhoods, and we are thrilled to be expanding to make positive social contributions in Fortitude Valley,” the foundation’s chief executive Sarah Matthews said.

“The team is committed to demonstrating our strong desire to build inclusive living through engaged communities that are happier, healthier and kinder.”

Founded in 2000, EG manages $5.1bn in real estate on behalf of institutional investors and wholesale clients to generate outstanding returns with lasting social impact.

It has a $3.9bn development pipeline and they bought the 3582sq m Ann St site in 2019 from Walker Corporation for $27.72m.
