Vacant office premises could soon be transformed into seven-storey residential and commercial hub as part of Pennant Hills’ rapidly changing skyline.

A development proposal, lodged by EG Funds, has been submitted to Hornsby Shire Council for a mixed-use building, with plans for residential, seniors housing and retail space, at 7 City View Road.

The 6476 sqm site lies in a burgeoning suburb, once characterised by single-storey suburban homes which now lie in area undergoing rapid urbanisation.

The proposed redevelopment site, located about 250m from Pennant Hills station, is currently home to a vacant office spaces, which have been left unused since 2018.

The development application proposes the demolition of the vacant office premises to make way for a 23.5m high “green” building, which would be home to apartments, senior housing and retail spaces.

The developer’s plans propose 77 residential apartments and 28 independent living units for seniors. There would also be 3448 sqm of retail space.

Planning documents also lay out a variety of communal spaces — a 700 sqm ‘pocket park’, a 635 sqm terrace on the building’s third-storey and a 380 sqm shared space for sixth-storey residents.

These plans also stress the “green” and environmentally-friendly nature of this development, describing the proposal as a “green, mixed-use development” which will help push “Pennant Hills into the 21st century.”

According to the developer’s plans, this proposal would provide a “more affordable” housing option for Hornsby Shire residents — the residential dwellings would have a median value of $898,000, which is 116 per cent less than the average price of stand alone houses in this area.

Planning documents also highlight the economic benefits the development could bring to the area.

“The development has the potential to generate up to 280 jobs upon completion, which is an increase of 31 jobs when compared to the site’s (previous usage).

“(The) proposed concept seeks to revive an under-utilised site … into a precinct delivering a range of community benefits, including new open space, seniors living, business space and a communal centre,” these documents state.

Hornsby Shire Council have placed the developer’s plans on public exhibition until May 4, 2022. The council will then decide whether to progress with these ambitious redevelopment plans.
