Plans submitted for a premium 40-storey office tower in Brisbane’s Golden Triangle
A contender for Brisbane’s largest leasing deal in a decade has lodged an application for a $650 million office tower boasting Queen St frontage, “sky parks”, a public plaza and laneway retail.

A SHORTLISTED contender to win one of Brisbane’s largest leasing deals in a decade has lodged a development application for a $650 million office tower in the CBD.
Charter Hall Prime Office Fund and Investa Commercial Property Fund have lodged the DA with the Brisbane City Council for a premium 40-storey office tower at 370 Queen St.
In the Golden Triangle with significant Queen St frontage and rear lane access, the developers promise the proposed redevelopment will revitalise the precinct with a vibrant retail laneway and public piazza, along with an enhanced pedestrian connection to the site.
Charter Hall’s head of office development Andrew Borger said Golden Triangle development sites were increasingly rare.
“While over the last 20 years there has been strong movement to Eagle St, Queen St remains a central part of the Golden Triangle,” he said.
“We thought 50,000sq m plus of gross floor area over 40 storeys was the optimal solution for the site.
“It will have views to the Storey Bridge, floor plates of 1500sq m net to 1600sq m net, a high sustainability rating, great retail amenity and premium grade services.”
Charter Hall/Investa, Mirvac’s 80 Ann St and ISPT’s The Regent in the Queen Street Mall have been short-listed by Suncorp for its 30,000sq m to 40,000sq m head office requirement.
Construction on the Charter Hall/Investa tower could start as early as the first half of 2019, subject to securing development approval and tenant precommitments.
Designed by Blight Rayner, the defining feature central to the 370 Queen St office tower’s sense of community is its connection to the outside, achieved through a roof top recreation deck and multiple sky parks at various levels, and high spec, floor to ceiling windows with superior transparency, that create a sense of openness and natural light.
It is planned to have basement car parking, a podium level with provision for a gym and childcare and end of trip facilities.
The building will provide water views and market-leading environmental credentials, including a 5 Star Green Star Design and As Built rating, 5 Star NABERS Energy Base Building rating and WELL Core and Shell Gold Certification, to optimise tenant health and wellness.
