A large site in Brisbane’s northern suburbs for which a developer won approval for an innovative “cradle to grave” project is being sold, and its future is far from clear.

A LARGE site in Brisbane’s northern suburbs where a developer planned to build a community precinct, catering for all ages – from toddlers to retirees — is on the market
The 1.32ha former horse agistment site next to the Brookside Shopping Centre at 1A Northmore St, Mitchelton, will be taken to the market through Knight Frank.
Despite some local opposition, in late 2018 developer Traders in Purple won approval for the two 10-storey building project.

The approval consists of 90 residential apartments, 100 independent living units, a childcare centre with 72 places and ancillary commercial space.
Knight Frank’s Christian Sandstrom, who is marketing the property with Adam Willmore and Russ Allison, said while the current approval was in place, the site could also cater for a medical precinct, commercial office, specialist disability accommodation and serviced apartments, subject to council approval.
He said the property was expected to generate strong interest from buyers, with the appetite for quality residential development sites remaining strong in Brisbane.
“This site is one of the best quality development approved sites in the greater Brisbane area,” he said.
“It offers a great opportunity to secure a quality mixed-use residential, seniors living and childcare development site in a very solid location, where demand for this type of accommodation is very strong.
“The property overlooks Teralba Park and the grounds of the Mitchelton Football Club, and is in walking distance to an abundance of retail amenity and business services available within the Brookside Shopping Centre, which will be huge drawcards to future residents of the development.”
Mr Allison said there was strong demand for residential and seniors living accommodation in
Mitchelton, with this demand only forecast to grow, and the eventual developer of the site would capitalise on this demand.
“Currently just under 10 per cent of the population in Mitchelton is over 65, but this is forecast to grow to 12 per cent by 2026,” he said.
“This, along with the ageing population in surrounding suburbs including Keperra and Arana Hills, will drive accelerated demand for seniors living product in the area, as people generally like to stay close to home.
“The added attraction for Mitchelton is its premium medical facilities that will cater for the development of a new seniors living facility, with the North West Private Hospital, a 101-bed recently redeveloped private hospital.”
