An abandoned Australia Post delivery centre earmarked for residential redevelopment in Brisbane’s inner north could instead get a second lease of life as a parking garage and construction depot.

Plans submitted to Brisbane City Council propose the former industrial site on Lever St, Albion, be transformed into car parks for commuters, despite having been rezoned as medium-density residential.

Neighbouring parcels of land in the highly sought-after area in Albion and Ascot are already proposed to become unit towers.

The application also wants the facility to be used “for warehousing for the storage of construction and building materials used in association with building and maintenance projects within the inner northeast suburbs of the CBD”.

The site is located across the road from residential homes and down the street from recently built Jade apartment towers along the busy Crosby Road.

Despite having been rezoned for residential use, developer Reeljez said in the application that reusing the site was currently the only option.

“At this current time, reuse of the site for a large medium-density residential redevelopment is commercially premature,” the application said.

The existing car park of 31 spaces would be reused, with the developer promising all customers would be forced out of their spaces by 7pm.

“The car park will be managed electronically, therefore on a day-to-day basis the capacity of the car park will be known at all times,” the application stated.

A neighbouring proposal at 88 Lever St for an 86-unit development is currently before council.
