BrewDog looks at opportunities for new concept bar in Brisbane

An innovative craft beer brewer, which has bought tap rooms and non-alcohol bars to the world, is eyeing ‘rustic/industrial’ sites in the inner city for a new concept bar.

Independent Scottish brewer BrewDog has put the word out for a new bar location in inner Brisbane.

The craft beer specialists opened their first Australian tap room in Murarrie late last year and are “sounding out the market” for a bar in South Brisbane, West End, Fortitude Valley or Bowen Hills.

We hear it's a “new concept” bar but we don’t know what type.

What we do know is that they have almost 80 bars around the world and opened their first alcohol-free bar in London this year and is bringing its virtual bar concept to Australia.

Cushman & Wakefield’s Tenant Advisory Group has an open ended appointment to find the right location which would be between 500sq m to 1000sq m plus external/rooftop/terrace space.

They also have a preference for a rustic/industrial theme, 4m plus high ceiling heights with exposed structure and services, prominent entrance with good exposure and in a place with high foot traffic and evening trade.

They also want to sign up for 10 years and are looking at opening a new bar by the end of next year.

However, there’s no great urgency and the priority at the moment is to set up bars in Melbourne and Sydney — although with COVID-19 still lurking around they may be difficult.

LEASING DEALS

IN an environment where large CBD leasing deals are hard to come by Credit Union Australia appears to be the only big office requirement making any progress.

While other larger companies are shying away from making decisions — despite a lot of tyre kicking and presentations — we hear CUA is in the “final throes” of settling of location.

CUA pre covid had a 7000sq m requirement in the market which has been slashed to 5000sq m and now 3800sq m with 123 Albert Street, 300 George Street or staying out at 145 Ann Street on the shortlist.

Meanwhile, lawyers McCullough Robertson, who are at 66 Eagle Street, have joined the long list of companies slashing their requirements.

We understand their requirement has been downsized 5500sq m is now a smaller 3800sq m.

ON THE MARKET

AFTER years battling for a financially stable future a local RSL sub branch has put its property on the market.

The Coorparoo RSL & Community Club has been on a 2693sq m site one corner of Harries Rd and Holdsworth St since 1962 is being sold with a potential for a 16-storey residential tower on the site.

Industry sources say it could sell for up to $10 million.

In 2018 the RSL sub-branch told The Courier-Mail that the redevelopment and possible lsale of the site was the “only way forward”.

At the time they were looking at their options including a joint venture with developers that was “hand and glove with the sub-branch idea”.

Ray White Commercial’s Tom Barr, who is running the expressions of interest campaign with Ray White Special Projects’ Matthew Fritzsche, said any sale could include a short-term lease back to the sub-branch and the incorporation of the organisation within the development scheme.

“They’re seeking to realise what is an enormously under-utilised property for that area,” he said.

“It’s a tired building with an old fit-out which isn’t suitable for the club which wants to look to the future.”

“Potential development opportunities include residential apartments, build-to-rent, student accommodation, vertical retirement living/aged care, medical, commercial and retail.

The property is at the centre of Coorparoo’s major lifestyle and amenity precinct, incorporating Aldi, Woolworths, Coles, Dendy Cinemas, bowls club, medical and a multitude of cafes and restaurants
