Hundreds of council workers may be on the move after a major local government employer put out feelers to find a new head office.

Urban Utilities – How Low Can You Go

ON THE MOVE

Queensland Urban Utitlies is looking for a new head office, making it the first new major Brisbane office requirement since the coronavirus pandemic hit.

QUU, which is responsible for the delivery of retail water supply and wastewater services across five local government areas in southeast Queensland, has a 6000sq m to 7000sq m brief in the market. QUU is owned by those five councils.

It is currently at 15 Green Square Close, Fortitude Valley, and we understand they’re seeking premises within the urban renewal precinct — in other words Fortitude Valley, Newstead and Bowen Hills.

Colliers International is handling the brief and we hear Urban Utilities want to be at least 500m from Fortitude Valley train station, have 1400sq m floor plates and enough space for their fleet of vehicles.

All of this makes the “stay put” option a very strong contender.

Also, if they were to stay put we understand that one of the provisos to stay put is that their current landlord Growthpoint Properties complete a full refurbishment on their space which will include an activity-based layout.

Regardless, those also in the mix include Consolidated Properties’ 895 Ann Street development, Jubilee Place which is under construction and LaSalle Investment Management and Partners Group’s Valley Metro and Lendleases RNA showgrounds developments.

With Urban Utilities’ current lease expiring n May 2023, we can expect a shortlist by the end of the month and of they decided to relocate handover would be late 2022.
