Revealed: Adelaide’s top 10 family-friendly suburbs
A new report has listed the top 10 family-friendly suburbs in Adelaide with median house price between $200k and $1.5m. See if your suburb made the cut.

A suburb in Adelaide’s south has been named as the most “family-friendly” for housing, beating out other popular beachside and inner-city suburbs.
Located in the City of Onkaparinga, Seaford Heights with a median house price of $570,000 has bagged the top spot in research commissioned by Well Money (formerly known as Well Home Loans) on the Top 10 family-friendly suburbs for housing.
Tea Tree Gully ($652,284) in the city’s northeast and One Tree Hill ($899,000) in the outer north have taken out the second and third spots on the list.

All the 10 suburbs on the list range from affordable to expensive, and are well spread out across Adelaide. Six of the suburbs on the top 10 list had a median house price under $1m.
Well Money’s property data analyst Kent Lardner said the ranking would arm families, planning to purchase a home, with valuable information.
“It’s been extremely hard for families to secure a home in Adelaide, especially post the pandemic,” Mr Lardner said.
“There are a couple of reasons why it’s become difficult. Firstly, over the years, Adelaide has become very attractive for investors, especially those looking for home priced below $750,000.
“Also, during the pandemic, a lot of people who were living in other capital cities, returned to Adelaide.
“So if you are a local family looking for a home, it’s been very hard. The list presents those suburbs where it’s got a bit easier to buy, where the pressure has eased slightly while considering the criteria for a family-friendly suburb.”
According to the report, to establish a top 10 ranking, researchers considered suburbs with at least 60 per cent freestanding houses with more than 2.5 people on average per household, with a local population of at least 70 per cent owner-occupiers, and median price between $200,000 and $1.5 million.
It also took into account an education and occupation score of at least six based on the Australian Bureau of Statistics’ Index of Education and Occupation (SEIFA).
The suburbs were then ranked based on change in inventory levels – the amount of time it would take to sell all the houses in a particular location, if houses kept selling at the current rate and no more houses were added to the market.
Other standout suburbs on the list include Netherby ($1,242,000), Westbourne Park ($1,009,400), Stirling ($1,288,000), Willunga ($736,960) and Clapham ($938,400).
