Wouldn’t it be great to know what your home could be worth this time next year?

The bad news is I don’t have a crystal ball (not that I’m convinced that would help me anyway …).

But I do have statistics. And they don’t lie.

The latest Valuer-General’s quarterly figures for 2021’s third quarter have just been released, showing how much each Adelaide suburb has gone either up or down over the past 12 months.

So that got me thinking, if these value movements continue over the next 12 months – which many experts say could very well be the case – what would SA’s suburbs be worth then?

This table gives you an indication of where values could sit this time next year.

There’s a belief that real estate never loses value but this isn’t correct. The property market is not immune from external forces like financial crises, redevelopments and rezonings, environmental disasters and major political events like elections, which traditionally stall selling periods.

But this data provides an indication as to where a suburb is on its value growth journey. Blank spaces in the tables represent 0 recorded sales for that 12-month period – which isn’t uncommon, particularly in smaller suburbs.

So how is your suburb shaping up for next year?
