Realtor warning: Millions of Aussies will be locked out of market

The state’s booming property market is going from strength to strength, with Adelaide’s median house value surging more than 13 per cent over the past year.

Just 12 months ago metro Adelaide’s median price was $492,000, now it sits at $560,000, latest Valuer-General’s figures reveal.

That represents an increase of 13.82 per cent over 12 months, and 3.7 per cent on the $540,000 recorded in the last quarter.

The statewide median has also risen to a new high.

House values were up 1.49 per cent for the quarter and 9.66 per cent over the past 12 months to $477,000.

The dramatic price increase eclipses the strong results recorded last quarter, when the metro house median had risen by 13.21 per cent over the 12 months, and the statewide median had climbed by 9.08 per cent.

Real Estate Institute of South Australia CEO, Barry Money, said while the third quarter data usually showed a slowing market, this year’s results revealed a continued momentum.

“Once again, vendors undoubtedly are the winners of Adelaide’s value growth,” he said.

The number of sales – 6882 – was down slightly on the previous quarter’s 7293, but up significantly on the 5516 recorded for this quarter last year.

“Investors continue to flock to South Australia attracted by comparatively high rental yields but now strong capital growth,” Mr Money said.

“However, limitations in supply alongside favourable macro-economic factors such as interest rates and consumer confidence will continue to drive prices upwards and render housing affordability an ongoing struggle for first homebuyer.”

Of the suburbs to have recorded at least 10 sales for both the current quarter and 2020s third quarter, Bridgewater houses had the largest value increase.

Comparing the 13 house sales recorded this quarter with the 17 last year, values rose a massive 85.54 per cent from $525,000to $974,100.

Media personality and former Adelaide United and Socceroo player Robbie Cornthwaite is selling his 40 Wissell St, Bridgewater home through Arabella Hooper of Harris Real Estate and said he had seen the market surge in recent years.

“I’ve been here for about three-and-a-half years – Bridgewater’s an amazing place to bring up a family,” he says.

While the report was largely overwhelmingly positive for homeowners, the data highlighted the decline in unit and apartment values.

According to the report, units and apartments across metro Adelaide have dropped 1.14 per cent for the quarter and are down 2.44 per cent over 12 months.

Adelaide units and apartments didn’t fare so well. They have dropped 20.72 per cent over the past quarter and 17.76 per cent compared with last year’s third quarter.

For quarterly growth, Walkerville was the best performing of the councils, with home values up 13.74 per cent to $1.265m, while Burnside was the top performer over the past 12 months as house values soared by 33.67 per cent to $1.31m. Ouwens Casserly Real Estate managing director Nathan Casserly said while the figures were positive, there were enough indicators to suggest this level of value growth may be a long-term thing.

“These figures fuel confidence in buyers to pay more to secure property,” Mr Casserly said.
