Many househunters are forced to sacrifice good locations to find a home within their budget but a new report has revealed several Adelaide sweet spots where affordability and liveability go hand-in-hand.

PRD Real Estate’s Affordable and Liveable Property Guide considered a range of criteria, including sales and price trends, rental yields and vacancy rates, affordability based on SA’s average home loan of $480,430 as of December 2022. The guide also looked at future development projects in an area, and liveability factors such as low crime rates and access to schools, parks and public transport.

Salisbury Plain, Old Reynella and Modbury were the tops picks for houses in the latest report, while Bedford Park, Salisbury and Mawson Lakes were best for units.

PRD Real Estate chief economist Dr Diaswati Mardiasmo said there were plenty of Adelaide suburbs that fit the criteria but these suburbs ticked the most boxes.

“There are definitely suburbs that are cheaper than the ones we’ve put up,” she said.

“But what we’re putting forward here are the suburbs that balance the price and liveability aspects the most.

“Out of all the (capital city) reports we did, Adelaide’s was the easiest – I had quite a lot to choose from in Adelaide.”

Dr Mardiasmo said some people would prioritise certain aspects over others, such as affordability over rental yield, but the report acted as a guide

“It really depends on your needs and wants,” she said.

But with house prices on the rise, Dr Mardiasmo warned some of those suburbs might not be considered affordable for long.

Harcourts Sergeant agent Paul Whitney sells property in and around four of the six suburbs mentioned in the report.

He said the fact that each had easy access to shopping centres, parks, schools and public transport made them appealing, yet some were more popular than others.

Salisbury Park, he said, was affordable because it was small and many people didn’t realise it existed – until recently.

“At the moment with the scarcity of stock people are broadening their search,” Mr Whitney said.

“But the affordability in Mawson Lakes, that comes down to the fact that it’s such a big suburb with so much available.”
