South Australia’s property market has recorded some impressive sales prices over the past 12 months and a new report reveals which agents are SA’s biggest deal-makers.

The report by PropTrack analyses data from SA agents to have recorded a minimum of five sales over the 12 month period from April 2022 to March 2023 and excludes agents who requested with the site not to be included.

According to the site, Stephanie Williams of Williams Real Estate recorded the state’s highest average median of more than $3.696m.

Coming in second was Grant Giordano of Giordano and Partners, with an average median of more than $3.321m.

Mr Giordano said, while some aspects of the markets were seeing a slowdown, the upper end of Adelaide’s prestige market was performing strongly due to the scarcity of premier housing, and because they appreciated at a higher rate than homes in other market segments.

“What I am finding is there is a shift from lifestyle properties back to what I would call core suburban residential – there’s not as much focus on lifestyle post Covid and ‘normalisation’ and there’s more of a focus on estates, generational properties and irreplaceable assets,” Mr Giordano said.

“There’s a fair share of interstate interest, but market-wide, almost every property that has sold for more than $6m in South Australia residentially, almost all of them have been to local buyers.

“If it’s something on a huge land size in a tier-one suburb that can’t ever be replaced, they’ll renovate it themselves, but their preference is for finished properties.”

Mr Giordano said while during the height of the pandemic buyers were jumping at properties, now prestige buyers were taking their time.

He also said SA’s luxury market still had plenty of room for growth.

“This growth will continue – I’m hoping to one day break the $15m barrier and then eventually someone will break the $20m barrier,” he said.

“Unequivocally I have no doubt we’ll get there, and I hope it’s us (that sells it).”

PropTrack’s latest Home Price Index, released on Wednesday, show Adelaide home prices had climbed 0.58 per cent over the past month and 5.6 per cent year on year to a new peak of $660,000.

Regional SA homes fared even better, up 0.15 per cent for the month and 10.55 per cent for the year to a record $384,000.

Ouwens Casserly’s James Robertson, who recorded an average median of more than $1.81m for the period, said the market had cooled somewhat, but said it was still strong, due largely to a lack of suitable stock.

“Buyers are still prepared to pay for good quality homes in quality locations, and I can’t see that changing anytime soon,” he said.

Mr Robertson said the uncertainty surrounding interest rates was also affecting the prestige market.

“The general consensus is that we’re at the upper end of the rate rise cycle, but it’s certainly made people more hesitant about making a decision,” he said.

“But if they’re still buying for the lifestyle and it’s a long-term proposition they know that historically they’ve never really lost in some locations.”
