Auction results: Rose Park home sells for almost $650,000 over reserve

What makes a suburb expensive or affordable?

A character home at 45 Watson Ave, Rose Park has sold for almost $650,000 over reserve at auction, fetching a whopping $2.627 million.

Selling agent Matt Smith of Klemich Real Estate said it was an incredible result.

"This one went like a rocket," he said.

"That's the market – it's low supply and high demand and people are prepared to pay a premium for quality."

The home was just one of several to achieve more several hundred thousand dollars over their price guides or reserves.

Here's a good one to round out our auction coverage for the day.

A Cumberland Park home sold for almost $400,000 above its price guide this afternoon.

The three-bedroom sandstone bungalow at 10 Cumberland Ave sold for $1.22 million – a whopping $370,000 over its price guide of $850,000.

Ouwens Casserly Real Estate's Daniel Richardson, who was selling the home with Alistair Loudon, said the auction was "crazy".

"It got taken up pretty quickly," Mr Richardson said.
"We had one person who was very aggressive on it, who had been in the market for quite some time looking to get into that area.

"The house really suited them and was finally in their budget, so they took their chances."
The home attracted 12 bidders with four putting their hand up, easily taking it past its reserve of $935,000.

More than 150 groups went through the home throughout its campaign, with the home eventually selling to a Brighton resident.

Spirited bidding pushed the sale price of a Plympton Park home more than $350,000 above it's price guide.

The 35 Blackler Ave, Plympton Park home sold for $1.04 million.

The property was advertised with a guide of $685,000 – some $355,000 less than its final price.

Selling agent Patrick O'Flaherty of Harcourts Sheppard said the result was unexpected.

"The reserve was $750,000 and it went well and truly way above any kind of expectations from anybody, if I'm honest," he said.

"I had three interstate online bidders, two of which bid, and the underbidder was from Sydney."

The home attracted 18 registrations, with six putting their hand up.

Bidding opened at $690,000 and the property sold to Glenelg buyer.

"The vendors are beyond ecstatic," Mr O'Flaherty said.

"They are relocating back to New South Wales and when they were on the phone contacting their family they couldn't believe them."

"Framed in a white picket fence and picturesque gardens, this one is sure to tug at the heartstrings from the moment you lay eyes on it."

That's how selling agent Josh Gillespie of Ray White Unley advertised this 13 Almond St, Goodwood character home.

And it did just that, selling for about $100,000 above reserve at auction today.

Bidding opened at $900,000 and sailed past its reserve of "about $1 million" before selling for $1.13 million to a local buyer.

"It was slow to start with but then got quite competitive in the end," Mr Gillespie said.

"It was all people wanting to live in the property.

"It was the entry level to the area, you won't find anything much cheaper than that now."

A character home at 45 Watson Ave, Rose Park has sold for almost $650,000 over reserve at auction, fetching a whopping $2.627 million.

"We had 17 registered bidders and it was a good transparent auction.

"Four of the 17 got their hand in the air and two buyers took it up by roughly $420,000 on their own.

"That's the market – it's low supply and high demand and people are prepared to pay a premium for quality."

The opening bid was $2.2 million – more than $200,000 over the reserve price which Mr Smith said was "just slightly under $2 million".

Mr Smith said the property attracted both local and interstate interest, but he didn't believe any interstate bidders were in the mix on the day.

It sold to a local downsizer.

A professional couple achieved the Great Australian Dream this morning – paying $70,000 above reserve to secure a family home at 22 Gorelon Drive, Flagstaff Hill.

The property sold for $820,000, with selling agent, Tom Hector of Harris Real Estate saying it was a "great result".

"It was the first time it was on the market in 34 years, and the massive attraction there was the outlook onto the conservation park," Mr Hector said.

Bidding opened at $600,000 and quickly eclipsed its $750,000 reserve, with Mr Hector saying three people bid aggressively on the home.

"It sold to a professional entering the market for the first time, and they are very excited," he said.

"It had been very popular and we had probably 60 people through the home in the time it was on the market."

Local buyer drops more than $1 million on Wayville character home

A Wayville family home is the newest member of the million-dollar club, fetching $1.18 million at auction this morning.

The 3 Joslin St home was advertised without a price guide, with selling agent Josh Gillespie of Ray White Unley saying it was a great result.

"That looks like it's the new entry level for the suburb," he said.

Bidding started at $700,000, and while Mr Gillespie wouldn't disclose the reserve price, he said the final sale price easily eclipsed it.

"It was significantly below the end number," he said.

Mr Gillespie said the majority of the bidders were looking to live in the property, while some were looking to use it as a long-term investment.

The home attracted seven registered bidders – a mix of local and interstaters – and eventually sold to a local.

A character stunner at 12 Kalgoorlie Rd, Largs Bay has been held over after failing to reach reserve at auction today.

Selling agent Liz Miles of Harcourts Smith said the home attracted four bidding registrations – one Western Australian, one recent relocater from Sydney and two locals.

Bidding started at $1.25 million and stalled at $1.35 million.

Ms Miles said she was hopeful to have the sale finalised by this evening, and failing that, was confident it would be sold within a week.

"We had huge interest in this property," Ms Miles said.

The home that was $100 too dear for one bidder

Imagine letting a property slip through your fingers for the sake of saving $100.

That's what happened this morning at 26 Cromer St, Camden Park.

The property sold for $765,100 – $100,100 above its price guide of $665,000.

Selling agent Rhys Digance of Belle Property Glenelg said the home attracted eight bidding registrations, with five putting their hand up.

"There were 60 or 70 actual bids, and we were going up in $100 increments for way too long," he said.

"The underbidder missed out on it by literally $100, but they went about $15,000 above what they said they were going to anyway."

Bidding opened at $500,000 and the reserve was $710,000.

Mr Digance said the property sold to a local investor/developer, with the seller stoked with the result.

$200,000 over price guide achieved in runaway auction

A Torrensville home held by the one owner for the past 65 years has sold for $200,000 above its price guide in an auction its selling agent described as "bonkers".

Callan Eames of Harris Real Estate said three bidders fought tooth and nail for the 64 Torrens St home, driving the final price to well beyond all expectations.

"It went absolutely bonkers, we had 20 registered bidders and pretty aggressive bidding straight off the bat," Mr Eames said.

"It started at $650,000 and it finished up at $930,000.

"It was huge, it was well above expectations.

"Initially we thought it might fetch mid sevens, maybe high sevens on a good day, so it was pretty incredible.

"There were three bidders that were going pretty aggressively for it and, to be fair, I don't think the others got a chance to put their hand up because it got blown out of the water so quickly."

The property had a price guide of $730,000, a reserve of $803,000 and sold to a local buyer.
