‘Blue-chip’ former Flannerys Miami site set for auction amid development boom

Developers are circling the ‘blue-chip’ Miami site where the Mrs Flannery's health food empire began, amid a dramatic urban transformation of the area.

The high-profile former home of the original Flannerys health food shop will go under the hammer next week.

The 810sq m “blue-chip” freehold site at Miami will be auctioned on December 12 by Coastal Commercial.

The building has been recently refurbished and is currently zoned for commercial development.

However, Coastal Commercial director Jared Johnson said the area was set to undergo a dramatic change, with the light rail launching in 2026 and an increasing move towards mixed-use residential projects on the highway.

“Miami has become one of the fastest-evolving pockets of the southern Gold Coast,” he said.

“With the light rail nearing completion, rising residential density and a strong lifestyle-driven demographic, well-located commercial properties like this are only becoming more valuable.”

Coastal’s marketing materials for the project point to an expected shift under future changes to the City Plan.

“2186 Gold Coast Hwy, Miami is currently zoned ‘mixed use’, however it is noted

in the current City Plan Major Update amendment package as being subject to changes

that support future growth and increased density along the light rail corridor-positioning this asset for exceptional long-term uplift,” it reads.

“The sellers are extremely motivated and will entertain all cash unconditional offers prior

to auction.”

The building was previously the long-time headquarters of Flannerys Organic and Wholefood Market, founded as Mrs Flannery’s in 1973 by the late Mal and Berice Flannery.

The company bought the building in 1992 and operated from there for many years.

The couple’s daughter, Genevieve Meek previously recalled it as the base from which the business was franchised.

“Over time we knew we needed to grow, which led to the franchise being set up,” she told the Bulletin in 2023 ahead of a push to sell the site that year.

Mr Johnson said there was rising interest from investors in developers in the stretch along the highway.

“The level of inquiry shows the confidence in Miami right now,” he said.

“Businesses want to be here — they want visibility, convenience, and proximity to amenities. “You can walk to The Oxley; you can walk to the beach (and) this is exactly the type of asset that performs strongly in all market conditions.”

The building will be auctioned at 10am on December 12 at Palm Beach Surf Life Saving Club.
