Plans for new Victor Harbor land lease housing estate on public display
Nearly 300 homes – and a community centre, including a brewery – will be built near Victor under a housing model popular for over 50s looking to downsize.

Nearly 300 new homes would be built under a multimillion-dollar plan for a new housing estate on the outskirts of Victor Harbor.
The plans for the masterplanned neighbourhood, which went on public display on Tuesday, reveal 272 new retirement-style homes would be built on the Hindmarsh Valley site, on the corner of Victor Harbor and Welch roads near McCracken Country Club.
Developer Kingsley Andrew bought the 65ha site in July last year for $23.1m.
Mr Andrew said the new plan was for a land lease community on about 12.6ha of land, offering residential dwellings and a village centre, including a brewery and community services precinct.
The land lease community model is popular for working, semi-retired and retired people aged more than 50, allowing people to buy the home while leasing the land.
Documents reveal a cost of $19m, which Mr Andrews said was “associated with the land lease community”.
He said the project would cost a total of $350m.
The plans include one, two and three-bedroom homes on lot sizes ranging from about 200sq m to 308sq m.
They include homes with garages for one or two cars, some with studies or multipurpose rooms and one or two bathrooms.
The homes would come with small private outdoor spaces ranging between 20sq m up to 60sq m.
About 200 of the homes would have a frontage of between 10m to 12m, while a few corner blocks are larger.
The plans include internal streets, a new boundary road, landscaping, new trees and greenery, as well as 2m-high fences separating the new neighbourhood from nearby Victor Harbor Road.
Additionally, a 1600sq m community club would be built on the highest part of the site overlooking the hills and valleys of Victor Harbor.
The club would include gym and pool, wellness centre, community lounge, arts and crafts section and library, bowling green, sports pavilion and pickleball court, with additional carparking.
Public submissions close on January 22.
Mr Andrew said land lease would begin in late 2024, and residential in mid-2024.
A community information day was held three months ago to share the masterplan for the site, he said.
The housing development is one of several across the growing Fleurieu Peninsula.
Goolwa residents have vowed to fight a housing plan for Goolwa North that proposes at least 2500 new homes over the next 25 years.
In May last year, local developer Civecon Developments unveiled plans for a $250m housing development at Encounter Bay, featuring more than 300 traditional house-and-land packages and “bespoke hilltop villas”, as well as bike and pedestrian paths, reserves and a retail and commercial precinct across a total of 35ha of land.
The state government released huge sections of land last year to build about 24,000 new homes in four different areas.
Meanwhile, regional accommodation operator G’day Group is working on a $22m redevelopment of the McCracken Country Club, with plans to create a “Florida-style golf resort” featuring a landmark restaurant, water park, caravan sites and on-site accommodation.
