The first look at a $250m housing development in Encounter Bay has been unveiled by developers as the first parcels of land are released to the market.

‘Seascape’ will include more than 300 traditional house and land packages and “bespoke hilltop villas”, as well as bike and pedestrian paths, reserves and a retail and commercial precinct across a total of 35ha of elevated land 3km from Victor Harbor.

The land was previously owned by property magnate Con Makris, whose plans for a $250m shopping centre on the site failed to get off the ground before the site was sold to local developer Civecon Developments last year.

Civecon director Ian Day said the new vision would help to meet the shortage of housing in the region, after it received planning approval from the Victor Harbor City Council earlier this week.

The first 15 allotments have been released to the market – starting from $209,000 – ahead of the start of civil construction work later this year.

“We are excited to be breaking ground on this catalyst project, and to be partnering with well-known builders to offer housing solutions to the locals and holiday-makers alike,” he said.

“We’re excited to unlock the full potential of the site and we are committed to preserving many of the natural and original features of the site, including restoring the original homestead.

“The inspiration for the name Seascape came from the incredible views. It really is just like a painting when you look towards the water at sunrise.”

A new display village will be built on-site featuring designs from a range of local builders, while the commercial precinct is planned for later stages of the eight-year project.

“We will be talking to independent supermarket brands as well as boutique retailers and allied health providers – we want to provide future residents with convenient on-site amenity,” Mr Day said.

Civecon has previously completed a number of housing developments across Adelaide, and recently started construction at the 155-home Olivewood project at the Barilla Olive Oil farm site in Munno Para.
