An expanse of open space will be a key feature of the $400m redevelopment of the Adelaide Central Market Arcade.
New images released by the project’s developer, ICD Property, show a 3000sq m rooftop terrace that will be used by office workers and the public.
The development, known as Market Square, involves the demolition of the existing building between the Central Market and Hilton Adelaide hotel occupied by a Coles supermarket and various shops.
The joint venture between the Adelaide City Council and Melbourne-based company ICD Property includes expanding the market below two towers with offices, apartments and a boutique hotel. ICD Property managing director Matthew Khoo said the terrace would be the largest elevated open-air green space in Adelaide directly connected to offices.
“The vision for the entire precinct footprint is to create an everything-on-your-doorstep neighbourhood,” he said.
“This includes a childcare centre on-site, which is a massive benefit to office workers or residents where choice is otherwise limited in the city.”
Woods Bagot associate principal Alex Hall said the outdoor terrace surrounding the office tower was “a significant investment in a publicly accessible, elevated urban garden”.
“It was planned with different and complementary components,” he said.
“An open green space, suitable for entertaining clients and hosting events such as film festivals. “And landscape squares – a biodiverse and rich sequence of landscape spaces creating calmness and an outdoor business hub.”
Mr Hall said the amenity was “completely unique for an office in Adelaide’s CBD”.
“Making it publicly accessible was really important to its overall success, as the public access ensures there will be a constant flow of life and energy into the space,” he said.
“In addition, it was critical for us to reference the heritage of the site through the design of the overall precinct, including the office.
“Everything from the user experience to the materials palette was carefully planned to enhance the connection to Adelaide’s iconic Central Market.”
Lord Mayor Sandy Verschoor said the new offices planned at Market Square would encourage people “to return to the city as we recover from COVID-19”.
“In particular, the childcare facility on site will be of great benefit to business tenants and their staff,” she said.
“With its convenient location and access to Adelaide Central Market, the stunning outdoor raised terrace and world-class design, there will be nothing quite like it in the CBD.”
The project was approved by the State Commission Assessment Panel in January, with site works expected to start later this year.
The market will remain open during construction, which is expected to take four years.
