A major residential development is set to get under way just a short drive from the Adelaide CBD, creating 400 new homes on a prized parcel of land.
Fairland’s St James development in Kidman Park is one of Adelaide’s largest remaining infill sites and has been cleared for launch following rezoning approval from the state government.
The prime 11-hectare parcel of land is directly adjacent the River Torrens.
Fairland purchased the former warehouse facility, previously home to Metcash’s distribution centre, in 2021 with the aim to regenerate the site as a high-end residential community.
Demolition and site clearing has recently been completed.
Bounded by Findon Road, Valetta Road and the River Torrens Linear Park, the site will feature a substantial network of parks and reserves integrating with existing walking and cycling paths along the River Torrens.
The site also offers access to schools, shopping centres, medical facilities, dining options and public transport.
Fairland general manager Scott Searle said the land was perfectly situated just 5km from Adelaide’s CBD and less than 4km from Henley Beach.
“St James is a once in a lifetime opportunity to regenerate this industrial property as part of a co-ordinated and considered approach,” Mr Searle said.
“We welcome the rezoning approval and we’re excited by the opportunities this rare and premium site will offer.
“Fairland will partner exclusively with some of Adelaide’s most prestigious builders to create what we expect will be a balanced mix of detached double-storey homes, town homes and apartment living.”
