Display apartment opens at 88 O’Connell Street development as pre-sales reach 20 per cent

Take a look at plans for luxury living and upmarket dining inside the $250m redevelopment of the Le Cornu site on O’Connell St, North Adelaide.

Sales of luxury apartments at the $250m redevelopment of the former Le Cornu site at North Adelaide have reached 20 per cent, say its developers.

This is despite prices starting at $1.3m for luxury two-bedroom apartments, $2m for three-bedroom apartments and up to $10m for penthouses with roof-top pools.

The Adelaide-based company developing the 7500 sq m site at 88 O’Connell St will open a display apartment on Saturday to officially launch its sales campaign.

The project is proceeding on schedule despite a legal challenge by a residents’ group in the Environment, Resources and Development Court against planning approval granted by the State Commission Assessment Panel (SCAP).

The fully furnished two-bedroom suite was a replica of those which would be available in three towers to be built on the 7500sq m site.

The towers – one 15-levels high and the other two 13 levels – will be above a three-storey podium which will feature retail and hospitality outlets, yoga and pilates studios and office space, including consulting rooms.

The podium also will have an outdoor terrace overlooking O’Connell St which will be accessible to the public.

A three-level basement carpark will have 394 spaces for residents, visitors and the public.

Commercial & General executive chairman Jamie McClurg said there had been strong interest in the project, a joint venture between his company and Adelaide City Council.

“To say we have been pleased with the level of enquiry would be an understatement,” he said.

“We have already had something like 1600 registrations of interest in the project, and we have more than 350 people coming to our launch event on Thursday night.”

Mr McClurg said most of the interest in the project was coming from existing North Adelaide residents.

“It’s translating into strong sales even before we’ve launched our official marketing campaign,” he said.

Mr McClurg, who lives in North Adelaide, said there was a “sense of excitement’ about the project.

“People can now see that, after more than 30 years as a vacant block that has made no contribution to the vibrancy of the community, something is happening that will transform this site and North Adelaide as a whole,” he said.

Lord Mayor Sandy Verschoor said the opening of the display apartment was a “tremendously exciting milestone” for the project, which would revitalise O’Connell St and North Adelaide.

“This street and this community have been waiting a long time and it’s just fantastic to see the vision becoming a reality,” she said.

The lead designer for the project, Woods Bagot principal Rosina Di Maria, said there was a “generosity of space and a connection to the community that is rare for apartment living”.

“I feel an enormous sense of responsibility here, not simply as the designer, but also as a resident of North Adelaide,” she said.

“The responsibility is in regenerating North Adelaide, giving it the future that it deserves.”

The new display suite opens to the public from Saturday.
