Construction on luxury Langham Hotel planned for Glenelg delayed for a third time
A luxury hotel planned for the Glenelg marina has been delayed for a third time, with the State Government granting yet another extension.

Construction on a long-delayed luxury hotel overlooking the Glenelg marina has been given another extension.
It is the third time in a row construction for the planned Langham Hotel at 6-10 Adelphi Terrace, Glenelg North, has been pushed back.
In the most recent delay this week, Planning Minister Vickie Chapman granted developers ZFS Group an extension to start works until June 23 next year.
The project, which is expected to cost more than $110 million, was first given approval in June 2016.
Two years later, a 12-month extension was given after former Adelaide United shareholder Bruno Marveggio offloaded the site to clear debts related to failed construction company Coombs Barei Constructions.
Mr Marveggio sold the site in 2018 to Chinese investor Fushuang Zheng, of the ZFS Group. Then, in May 2019, a second extension was granted, this time for a period of 18 months.
However, construction never started, with the State Government allowing a third extension this week.
The developers now have until June 2022 to “substantially commence the development”. Works will then need to be completed by June 23, 2025, or authorisation may be cancelled.
According to a State Government gazette released on Thursday, the ZFS Group still owns the site – with the business name of ZFS Glenelg Project Pty Ltd.
ASIC documents show that company went into voluntary liquidation in June 2019.
The Advertiser attempted to contact lawyers for Mr Zheng, but did not receive a response. It is not clear what Mr Zheng’s current position is, but it is understood he was reviewing the development as recently as September, 2020.
The Comfort Haven Inn Marina motel still operates at 6-10 Adelphi Terrace, but would need to be demolished to make way for the new five-star, 150-room hotel.
In 2017, then-tourism minister Leon Bignell, of the previous Labor government, announced that Langham Hotel group would operate the new accommodation venue.
It would be their first hotel in South Australia, with Mr Bignell touting the creation of 200 jobs during construction and 35 ongoing roles, while providing a huge tourism boost.
The Advertiser also attempted to contact the Langham Group’s Hong Kong-based media team, but did not receive a response. In August, it was reported that several major hotel developments were thrown into doubt amid the COVID-19 crisis.
