Construction deadline looms for $110m Langham Hotel planned for Adelphi Tce, Glenelg

The previous Labor state government vaunted it as a jobs boon and a major coup for South Australia, but a planned $110m luxury hotel for Glenelg’s foreshore looks dead and buried.
Nearly four years ago, then tourism minister Leon Bignell announced the Langham Hotel group was to operate its first SA hotel on Adelphi Terrace creating 200 jobs during construction, 35 ongoing roles and provide a huge tourism boost.
But with a crucial construction deadline looming – and an existing Comfort Inn motel still operating on the proposed development site – the 150-room Langham project appears all but quashed.
Former planning minister Stephan Knoll in June last year extended time for the developers to “substantially commence construction works” until “no later than December 23, 2020” with work to be completed by June 30, 2024.
The original developer was former Adelaide United shareholder and businessman Bruno Marveggio, who sold the site to a Chinese investor in November 2018 to clear debts related to failed building firm Coombs Barei Constructions. At the time of the sale, a spokesman for buyer Fushuang Zheng, of the ZFS Group, said Mr Zheng intended to press ahead with the project.
The Advertiser has been unable to officially ascertain Mr Zheng’s current position but understands that he has been reviewing the development, which was to include apartments.
The paper has sought comment from the Langham Group, which is a subsidiary of Hong Kong company Great Eagle Holdings.
The developers also had to satisfy a raft of conditions before any works were to begin.
These included having a construction environmental monitoring management plan, finer detailed plans and building compliance rules signed off by Holdfast Bay Council.
A council spokeswoman said the council had not been provided with a management plan and that building rules consent was yet to be issued by the council or private certifier.
The Advertiser revealed in August that major hotel projects across Adelaide’s CBD had been deferred or delayed due to COVID uncertainty.
