ABOUT 1000 homes, including multistorey apartments, will be built around Glenside Hospital now the State Government has accepted a $25.8 million offer on the land.

Developer Cedar Woods hopes to begin work on the 16.5ha site as early as October.

It expects the project will generate about 450 fulltime construction jobs over a 10-year construction period and $400 million in construction and other related activity.

The multi-million dollar sale of the land will help to pay for new mental health facilities at Glenside and the consolidation of drug and alcohol services at Stepney.

Local residents had voiced concerns about the lack of open space within the development and that tall apartment buildings would threaten existing residents’ privacy.

Housing and Urban Development Minister Stephen Mullighan said there would be “plenty of open space”.

“The plans for Glenside take into account the range of views expressed in the extensive community consultation, which highlighted the importance of retaining significant trees and open space, providing recreational areas and preserving magnificent heritage buildings,” he said.

“The Glenside masterplan proposal reflects a desire to carefully balance the demand for higher density city living with the amenity of neighbouring properties. With a component of affordable homes, this project will provide a rare opportunity to live in Adelaide’s eastern suburbs, with plenty of open space as well as being close to the city.”

The sale would be subject to a number of conditions including the outcome of a Development Plan Amendment, for which written submissions are being accepted until August 17.

Subject to the DPA approval, the development would include a mix of two and three storey detached houses and townhouses as well as apartments varying in height up to eight storeys.

New homes next to existing properties would be restricted to two storeys.

All heritage buildings would be retained and adapted for re-use, including the Elms building which would be used for recreation, and others would become homes or other services such as cafes and childcare.

More than 900 responses were received in the first round of community consultation in February last year, with further consultation on the preliminary masterplan in December.

Cedar Woods development director Patrick Archer said the project would be delivered in stages over an eight to 10 year period.
