Preferred builder picked for $300m Glenside development as State Government promises consultation on plans for up to 1000 homes

A THOUSAND homes including a mix of apartments and townhouses are expected to be built at Glenside, and heritage buildings retained, as the State Government picks a developer for the site.

Housing and Urban Development Minister John Rau will on Thursday announce ASX 300 company Cedar Woods Properties as the preferred proponent for the 16.5ha development following expressions of interest.

The developer is to partner with local companies including building firm Qattro and urban design and planners Hames Sharley and the Government has pledged the next six months will be spent developing a masterplan for the site which will include strong community consultation.

It will then determine whether to accept Cedar Woods’ final proposal for building approval.

The site is 2.6kms southeast of the CBD and includes the striking old hospital buildings.

It adjoins parklands between Glen Osmond and Greenhill roads and is expected to generate $300 million in investment over the next 10 years, according to RenewalSA.

Previous development proposals have been politically controversial, amid local concerns over the loss of public space, impact on existing heritage structures and health services.

Mr Rau said Cedar Woods was selected based on its “vision for the site” and experience in delivering “innovative medium to high density developments” across the country.

“Development on the site must respond to both the site’s heritage and environmental features and be done in consultation with the community,” he said. “Open space, sustainability and the heritage buildings are strong features of Cedar Woods’ early proposals.”

Mr Rau said those proposals included new cycling and pedestrian paths, sports equipment and courts, a playground and barbecues to maximise use of retained public space.

He said the number of jobs to be created in construction could not yet be determined.

Cedar Woods managing director Paul Sadleir said Glenside was an “ideal” investment target and the company would likely open a new Adelaide office with a fulltime team.

“We understand the importance of retaining the character of the site — including open

space and trees — so we will be working with the local community.”
