An eight-level apartment and commercial building will soon be on its way to Greenhill Road, Wayville, if the project wins development approval.
The State Planning Commission has released the designs by applicant 70 GHR Pty Ltd for public consultation.
Costing $11.5m, the complex at the corner of Greenhill Road and Clark Street will have 30 apartments over its top seven levels.
There will also be a 370sq m non-residential tenancy on its ground floor, along with space for 39 cars to park – mostly within a basement garage.
In a report submitted to the commission, Planner Phillip Brunning, of Phillip Brunning & Associates, said office space was proposed for the ground floor, but the developer was also pursuing a small-scale convenience retail shop, such as an IGA.
The complex replaces a two-storey office built in the 1970s.
The planning report says the site is well served by public transport, and is within cycling and walking distance of the Adelaide CBD, shops and public open space, making it appropriate for high-density living.
At a maximum 28.4m, the complex’s height will be graduated in scale, with four storeys at the rear, facing Greenhill Lane, and eight at its Greenhill Road frontage.
The apartments are a mix of one, two and three bedroom units, with and without studies.
Plans can be viewed at the State Planning Commission website, with public submissions due on February 22.
