The cost to buy in the top-end of Adelaide’s western beachside locales revealed
Agents say South Australians and interstate buyers are snapping up anything beachside they can – even at the top end of the market. See the top sales so far for 2021.

Got a lazy $3m-plus? Fancy luxury seaside living out west? Then you could have jagged yourself one of the top beachside sales for 2021 so far.
Glenelg featured prominently on the list, with half of the top 10 sales coming from the suburb, according to CoreLogic data.
The highest-priced property at $5.1m is located at 34 South Esplanade at Glenelg South.
Other western suburbs making the list include West Beach, Grange, Tennyson and Henley Beach.
Harcourts agent Greg Bolto said some buyers were prepared to spend whatever it takes to secure beachside locations like Henley Beach.
“The whole Henley Beach/Grange corridor, it seems to have some spell on people buying there. They’re just spellbound and seem to have holes in their pockets,” he said.
But Mr Bolto said even back from the coast, western properties were showing great growth, with a property he sold at Ferryden Park 10 years ago for $350,000, recently selling again for almost double that price at $670,000.
“Overall, the market in the west is really humming along and I think the market still has petrol in the tank,” he said.
“I don’t there’s any suburbs or areas (out west) that aren’t appreciating.”
Bianca Denham, from Ray White, said beachside areas out west were in hot demand.
“Just like any of the blue-ribbon markets in SA, or Australia for that matter, these areas are more popular than ever before, with more competition and more registered bidders,” she said.
“The results are surpassing vendors’ expectations every single time.”
Ms Denham said as well as plenty of local interest, buyers were also coming from interstate, in some instances buying properties sight unseen.
She said auctions were performing extremely well.
“The average clearance rate for SA historically is between 50 to 60 per cent. At the moment, there’s 80 per cent clearance for the state,” she said.
Ms Denham said auctions were also making about 10 per cent more than the highest offerings prior to the auction day.
She can’t see the heat going out of the market anytime soon.
“There’s speculation it’s going to slow down, but we’re not seeing any signs of that,” she said.
Allan Real estate director Brad Allan said the amount of buyers willing to spend in lofty price brackets had risen significantly.
“I’ve been selling for 20 years along the coast and the level of spending in the $2.5m to $5m range is astronomical compared to what it used to be,” he said.
“In the past, it used to be hard to get interest in the $3m to 5m range.”
These top 10 sales show the strength of the market at the moment.
34 SOUTH ESPLANADE, GLENELG SOUTH
Price: $5.1m
Making the highest price for seaside property out west this year, according to CoreLogic data, 34 South Esplanade in the tightly held suburb of Glenelg South sold for $5.1m in April.
The five bedroom four bathroom home was sold through Allan Real Estate.
Features of the Samuel James Homes property include four car garaging, two full kitchens plus a kitchenette, a cellar and a lift to all three levels.
But the real selling point is the sea views, with the property’s substantial 26m frontage giving beach viewing from most rooms throughout the home.
393 ESPLANADE, HENLEY BEACH
Price: $4.42m
The second highest beachside sale in the west so far for 2021 is a four-bedroom, three bathroom stunner at 393 Esplanade, Henley Beach.
Sold by Ouwens Casserley in January, the property features two levels accessible by a four person lift.
Features include an established coastal garden leading towards the sea, a games room with plenty of storage and a triple car garage.
Marketed as a “simply superb offering which represents an extremely rare chance of acquisition. This tightly held strip of coastline paradise devoid of vehicular traffic is in fixed supply.”
33A SOUTH ESPLANADE, GLENELG SOUTH
Price: $4.025m
Marketed as ‘beachfront living at its absolute best’ this three bedroom and three bathroom property sold for $4.025m in April.
Boasting a spectacular position on one of Adelaide’s most popular beaches the architecturally designed home features keyless entry and a C-Bus home automation system.
The home also features spectacular views across Gulf St Vincent through floor to ceiling glass windows and a solar heated lap pool.
383 ESPLANADE, HENLEY BEACH
Price: $4m
A large 876 square metre block was one of the major selling points of this Henley Beach home that sold for $4m in March.
The property, built in 1977, features views of Henley Beach from the front of the home and landscaped Japanese gardens to the west, north and east.
Its other features include three bedrooms over two levels, a large upstairs formal lounge and dining area leading on to a balcony with panoramic sea views and an informal family living and dining area to the rear of the property.

Price: $3.8m

If you had a lazy $3.8m in March this year, it could have been yours.

Price: $3.72m
The huge 1890 square metre Glenelg South property featuring a tennis court and swimming pool made $3.72m in April.
Located metres to the beach, the property has a range of features including intercom access, irrigated gardens, bathrooms with underfloor heating, a detached studio/rumpus room and solar/gas heating to the pool.
Another selling point was the property’s flexible floor plan of up to five bedrooms and three studies.
13 CYGNET COURT, GLENELG NORTH
Price: $3.13m
Offering a haven for boaties, this property at Glenelg North sold for $3.13m in January.
The home is one of a select few with its own twin private marina berths.
It also features five balconies that maximise incredible water views.
With four bedrooms and five bathrooms, the property is located 200m to the coastline, and the Holdfast Shores Marina and Marina Pier restaurant.
