Markets say prices could drop in Gawler as we list the top dollar homes sold in Gawler in 2021

Agents say the market in Gawler is going boonta as part of a country-wide, post-pandemic boom. We list the top dollar homes that have changed hands this year.

A local real estate agent says Gawler is not immune to the post-COVID-19 housing boom happening across the country.
Jarred Lund from LJ Hooker, Gawler and said the local housing market is doing extremely well.

“It’s as competitive as I've ever seen before, in a lot of cases were seeing people exceed the expectations of what they’ll get for the property they are selling,” he said.

“It still comes down to those houses that are presented well and creating that interest, character homes have been a huge focus lately, as well as lifestyle properties and properties with acreage.”

It comes as Gawler is expected to become home for 30,000 new residents by 2036, fuelled by a range of projects collectively valued at just under $4.7b.

According to realestate.com.au data, the current median house price for Gawler is $302,500, Gawler East $375,000 and Willaston $335,000.

Mr Lund said the extra housing built through major developments surrounding the historic town may drive house prices down.

“When it comes down to supply and demand the big developments like Springwood will create more supply which does have a negative impact to all house prices, however they bring so many benefits.
“Gawler will have better infrastructure, roads, schools and shopping, the northern connector makes us so accessible, the greater developments around Gawler are just a natural evolution of real estate.”
